Woodruff Property Management Company is seeking a skilled and reliable Maintenance Technician II to assist with property maintenance operations. This role is responsible for plumbing, painting, drywall repair, preparing vacant apartments for move-in, and addressing resident service requests. Additionally, this role supports overflow maintenance needs and assists with property upkeep as required.Key ResponsibilitiesPrepare vacant apartments for move-in, including repairs, painting, and cleaningPerform plumbing, painting, drywall repairs, and general maintenance tasksClean out trash and debris from apartments before, during, and after the make-ready processRespond to resident maintenance requests and service calls as assignedIdentify and report maintenance or liability hazards during daily tasksPerform preventive maintenance on equipment and apartment unitsMaintain clear communication with on-site staff and property managers regarding work progressAssist with additional property needs, including groundskeeping, trash pickup, pool maintenance, and housekeeping as requiredParticipate in on-call duty for after-hours and weekend emergencies as assignedMay be required to work at multiple WPMC properties as neededQualifications & Skills1-3 years of maintenance experience in an apartment community or related fieldHVAC certification preferredStrong mechanical aptitude and problem-solving skillsKnowledge of plumbing, heating, air conditioning, construction, and electrical systemsAbility to operate hand and power tools, Freon recovery machinery, air conditioning gauges, and vacuum pumpsStrong organizational skills and attention to detailAbility to work independently and in a team environmentFlexible schedule, including availability for weekends, holidays, and emergency after-hours callsDependability and strong work ethicReliable transportation to support property needsMust pass a criminal background check and drug screeningValid driver’s license with a clear Motor Vehicle RecordPhysical RequirementsAbility to lift and carry up to 50 lbs.Frequent bending, kneeling, stooping, and climbing laddersAbility to work outdoors in all weather conditionsUse of hand and power tools for extended periodsWhy Join Woodruff Property Management Company?We Offer a Comprehensive Total Rewards Package, Including✅ Choice of three medical plans, plus dental and vision coverage✅ Short-term & long-term disability and AFLAC supplemental insurance✅ 401(K) with company match (100% of the first 3%, plus 50% match on the next 2%)✅ Paid Time Off (PTO) – 16 days per year (prorated in the first year)✅ 9 company-paid holidays✅ A supportive, team-oriented environment with opportunities for growthWoodruff Property Management Company is an Equal Opportunity Employer (EEO) and a Drug-Free Workplace.
