Vice President of Construction

CompanyOur client, a vertically integrated, value-add operator with a team of industry professionals who focus on renovating, upgrading, and repositioning multifamily and self-storage assets. With over $166M in AUM, the company has standardized their approach to renovation which creates more cost efficiency and reduces costs while improving the functionality of the assets.PositionAs a key member of an entrepreneurial team, the Vice President of Construction will serve as the company’s primary point of contact for all construction related activates, including redevelopment, renovating, and repositioning multifamily and self-storage projects throughout the southwest region. The Vice President of Construction will be responsible for supervising all on-site construction, including budget, scheduling, quality assurance and safety on the job site, and to ensure compliance with plans, specifications and relevant building codes. The ideal candidate will have deep value-add construction experience, be very organized and detail oriented and have strong vendor relationships.ResponsibilitiesProvide oversight of all Construction business planning, performance and quality of performance while ensuring that goals are met and delivered on time and on budget.Negotiate contracts for, oversee, and coordinate the services of one or more general contractors as may be required for the construction of projects.Establish cost history data for use in internal conceptual estimating and ensure the same is properly used in all budgets.Provide construction cost/benefit analysis as required.Review Project progress and implement controls for scheduling and quality control.Create and update standard specifications, policies, procedures and forms to enhance quality control, budget compliance and timely completion.Oversee capital improvement/asset preservation programs with design and construction processes at multiple communities through community resources.Conduct necessary market research for construction costs, new product supply, job growth and labor costs as necessary to accurately underwrite new development opportunities.Identify and address areas of concern regarding potential liabilities and risk (fee, our reputation, errors, and omissions, etc.).Recruit, hire, train and manage necessary regional staff including project managers and construction managers.Interface with investors and other critical external constituencies on occasion.Build and maintain client and contractor/ subcontractor relationships.Qualifications Bachelor's degree in Construction Management, Architecture, Engineering, or related field. Masters or MBA strongly preferred. 10+ years of experience in commercial construction with a developer, general contractor, owner’s representative, or similar field. Strong experience with multifamily preferred.Exemplary project management skills at driving process and holding accountable large teams of internal and external stakeholders.Relationships with planning and zoning commissions and an understanding of approval processes required.Experience working with complex contracting requirements, including those that may involve federal, state or local subsidies. Experience managing companies and operations that were able to achieve scale from nascent beginnings.Expert knowledge of residential rehab in the Dallas/Ft. Worth market.Ability to effectively solve problems and conflicts.Ability to plan, coordinate, and provide leadership in the execution of complex construction projects.Knowledge of theory, principles, and practices of construction & engineering.Strong initiative and attention to detail, ability to handle multiple concurrent assignments and deadlines, ability to adapt to changing responsibilities and project affiliations.Excellent analytical skills.Ability to assess the operational effectiveness of contractors.Effective and professional communication skills including the ability to interface effectively with other team members and outside consultants, vendors and investors/owners.Ability to analyze and interpret technical materials accurately and effectively.Strong capability with computer software programs including but not limited to Microsoft Office Suite (e.g., Project, Excel, Word, Outlook), ProCore, BlueBeam, and Adobe.Proficient in the ability to speak and/or write the Spanish language preferred.
