Project Manager
POSITION SUMMARY The Project Manager is responsible for the daily management, supervision, coordination, and successful completion of construction projects to meet time and cost objectives with respect to contracting, scheduling, estimating, bidding and contract administration functions. The Project Manager is capable of projects, generally under $10 million in size.ESSENTIAL DUTIES AND RESPONSIBILITIESThe essential functions include, but are not limited to the following:• Enforce the company safety program in accordance with the company's best practice policies, local, state, and federal laws.• Create and maintain the master document list of drawings, specifications, and sketches throughout the life of the project.• Manage document control including electronic document file management, hyperlinking of pertinent information (i.e., RFIs, submittals, sketches, and inspections), notification of updates and assistance to all team members.• Manage the submittal process including creation of the submittal log, receipt of submittals, compliance review, submission, logging, tracking and distribution to the project team.• Manage the RFI process including creation of RFIs, submission, logging, tracking and distribution to the project team.• Document all site meetings, including but not limited to owners, subcontractors, and quality control meetings, issuing meeting minutes timely.• Demonstrate sense of urgency related to project billing and change order expectation.• Participate in the project quality control management. If a Quality Control Manager is not assigned to the project take primary responsibility for preparatory meetings prior to the start of each definable feature of work, initial and periodic follow up inspections, preparation, and distribution of rework lists to the responsible subcontractors.• Manage project close out information including receipt of required documentation from subcontractors, electronic assembly and/or compiling binders of close out documents, and transmission of all required information. • Document schedule delays and promptly notify supervisor to submit request for extension.• Prepare revisions to the master cost breakdown as a result of change order to subcontractor.Participate in the project close-out process. If a Quality Control Manager is not assigned to the project take primary responsibility for, preparation of final completion list and distribute rework lists to the responsible subcontractors. At the time of substantial completion, conduct a final punch list meeting with the Owner and/or Architect. Prepare the final punch list, distribute punch list to the responsible subcontractors and track completion of all punch list items.• Partnership between the job and field supervision.• Prepare and manage schedules of values, submitting timely pay applications to owner.• Provide technical assistance with interpretation of methods and equipment.• Maintain the electronic as-built drawings and/or set of red-line as-built plans.• Use latest technology and software to complete projects as assigned.• Mentor and train project team members to support their growth and development within the organization.• Develop new business relationships with Owners, Architect/Engineers, Construction Managers and Subcontractors to ensure future business opportunities.• Participate in company sponsored and industry events to include networking functions, career fairs, trade shows, etc.MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)• At least five to seven (5-7) years of experience in managing all aspects of construction project(s) in excess of five (5) Million Dollars.• Ability to adapt and problem solve.• Knowledge of principles, practice of Engineering and Construction Project Management• Bachelor’s degree in construction management, Business, Engineering, or related fields.• Proficiency in Microsoft Office 365, SharePoint, Procore, as well as an understanding of Primavera/ Microsoft Project scheduling and BIM.• Effectively manage and mentor team members.• Experience in negotiating subcontract terms and conditions.• Strong written and verbal communications skills, ability to interact effectively at all levels within the company.• Ability to assess and prioritize multiple tasks, projects, and demands.• Excellent organizational and interpersonal skills.• Trustworthy, and self-motivated personality characteristics.• Ability to perform all of the above in a digital/paperless environment.• Exhibit the skills necessary to take entry level management and leadership roles.• Obtain and maintain OSHA 30, First Aid and CPR certificationPHYSICAL DEMANDS AND WORK ENVIRONMENT The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this position.
