Overview
Asset Maintenance Manager (Owner's Representative) — Location: South Florida (Primary) with travel to Jacksonville • Portfolio Size: 3 Multifamily Properties | ~300–500 Units • Reports To: Internal Corporate Leadership • Property Management Model: Third-Party Managed Assets
Position Overview: We are seeking an experienced Asset Maintenance Manager (Owner's Representative) to oversee the physical operations, maintenance performance, and repair execution of a small multifamily portfolio across South Florida and Jacksonville. This role is responsible for managing and holding third-party property management teams accountable for maintaining the assets in accordance with ownership standards, approved budgets, and long-term upkeep requirements. This position is not focused on leasing, rent strategy, or revenue management — the emphasis is entirely on:
Maintenance oversight
Repair execution
Vendor management
Property condition standards
Budget compliance
The ideal candidate brings a combination of hands-on maintenance knowledge, construction or building systems familiarity, and strong budget/vendor management skills.
Key Responsibilities
Third-Party Property Management Oversight
Oversee national third-party property management firms responsible for day-to-day site operations
Ensure maintenance teams are operating efficiently, effectively, and in alignment with ownership expectations
Conduct regular property inspections and site visits to confirm physical condition and curb appeal
Maintenance & Repair Budget Management
Review annual maintenance and repair budgets prepared by property management teams
Monitor ongoing spend versus budget and ensure accountability to approved financial plans
Support budget development for repairs, replacements, and preventive maintenance initiatives
Vendor & Proposal Management
Review repair proposals, bid packages, and third-party vendor scopes of work
Approve and release property management teams to procure outside services when needed
Oversee vendor performance, timelines, and quality of completed work
Asset Upkeep & Building Systems Knowledge
Ensure building systems, common areas, and unit turns are maintained to standard
Provide technical insight into repair needs, capital improvements, and maintenance priorities
Identify deferred maintenance risks and recommend corrective action plans
Reporting & Owner Communication
Serve as the internal point person for all physical asset maintenance performance
Provide regular updates to corporate leadership on property condition, vendor activity, and repair status
Track maintenance KPIs, capital projects, and budget adherence using Excel and reporting tools
Qualifications
5+ years of experience in multifamily maintenance management, facilities oversight, or property operations
Experience managing third-party property management firms or vendor networks strongly preferred
Strong understanding of building systems, repair processes, and capital improvement work
Budgeting and financial tracking experience (Excel proficiency required)
Ability to evaluate scopes, proposals, and contractor performance with confidence
Multifamily construction or renovation experience is a plus
Willingness to travel regularly between South Florida and Jacksonville

For a role overseeing ~300–500 units across multiple properties in Florida, typical salary range is: $90,000 – $120,000 base. Possible bonus depending on portfolio performance and company structure.
