Job Title[UNION] Lead Mobile Operating EngineerJob Description SummaryLeads operational tasks for site specific mobile teams, leads by example, fulfills the role of training Engineers, and support operational mobile engineering duties as the needs of the property and client require.Job DescriptionLeads operational tasks for site specific mobile teams, leads by example, fulfills the role of training Engineers, and support operational mobile engineering duties as the needs of the property and client require.FunctionsWith direction from Engineering Management, the Lead Mobile Engineer trains, directs, and provides quality control for the following:Maintaining and developing operation logs and files, where appropriate, to include, but not limited to; chemical consumption logs, other equipment, and operation inspection logs specific to a propertyAnalyze existing systems and operations and develop preventative maintenance strategiesIdentifying potential problems areas and notifying the stakeholders in a timely mannerMonitoring processes, workers, and methods, and developing plans for increased efficiencyConducting and developing best practicesCoordinating with Chief Engineer, Mobile Engineers, and Maintenance Mechanics to ensure quality services are completed on schedulePerforming quality control on all projects, writing reports, and making recommendations for improvementCoordinate with cross functional teamsCreate and implement system specific Standard Operating Procedures (SOP)Generate and assist in execution of Method of Procedure (MOP)Assist with critical system shutdown and start-upProvide prompt and courteous response to tenant requests within the guidelines set forth by Cushman & Wakefield (C&W)Maintain ethical, professional, and courteous relations with contractors and tenantsDemonstrate full competency in all current C&W and property emergency procedures including but not limited to:Adhere to all C&W and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations.Actively participate in required training activities and seminarsApply knowledge of how each of the components in the building systems relates operationally to one another and modify and/or install new system(s) as neededIdentify potential causes for failure of a system(s) and prioritize repair processAbility to efficiently handle and coordinate multiple tasks and project assignmentsInteract with employees, visitors, and contractors with poise and diplomacyMaintain calm demeanor in emergency situationsJob/Skill RequirementsSkill Requirements To Perform Assigned DutiesAbility to support the Mobile Engineering team during maintenance and troubleshooting processesPerform general repairs, maintenance and replacement of building components including, but not limited to; building fixtures, plumbing, electrical and A/C controlsAbility to function autonomouslyInterpret instructions in written, oral, and diagrammatic or schedule formPossess initiative to assume additional responsibilitiesAdvanced competence with a variety of software including MS Word, MS Excel, MS Outlook, and other requested software programsCommunicate effectively both verbally and writtenRead and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devicesKnowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.)Understand correct usage of power tools drill motors, saws, grinder, and impact wrenches, etc. (pneumatic, electric or engine drive)Read and understand a variety of instructions, including equipment instruction manuals (including written, oral, or schedule forms)Perform mathematical computations related to building operations for problem solving building comfort and operation issuesUnderstand correct usage and donning of all Personal Protective Equipment (PPE)Experience RequirementsExperience requirements to perform assigned duties:5+ years of experience as a Mobile Operating Engineer or equivalent facilities technical tradeDemonstrated diplomatic supervisory skills and ability to influence other engineersWorked within lab and cleanroom environments (recommended)Experience working within high stress and demand environmentsCoordinated and maintained relationships with vendors for work execution and quality controlEducational RequirementsEducational Requirements To Perform Assigned DutiesHigh school diploma or equivalentSpecific license(s) applicable to tradeObtain required city and/or government licenses or permits (i.e. Boiler Operator's license, Maintenance Electrician’s License, EPA CFC Universal Certification Technician certificate, refrigeration operator/mechanic's license etc.)If upon hire or promotion to this position, an individual does not have the required permits or licenses, the individual will obtain those permits or licenses within six months of the hire/promotion, or six months from the date eligible for the license or permitWorking EnvironmentWorking Conditions To Perform Assigned DutiesIndoors - 50%Outdoors - 50%Meet the shift working requirements of the assigned property;
