Development Construction Manager

POSITION SUMMARY: The Development Construction Manager manages the construction process of multiple Affordable Multifamily Developments as an owner’s representative throughout construction, initial occupancy, and closeout. Demonstrates capability to read, understand and apply standards to documents affecting the projects, including but not limited to: agreements / contracts, Elmington standards of design, work letters, surveys and drawings. Oversees General Contractors and third-party consultants to ensure the project stays on schedule and within budget. All activities will be performed in support of the values of Elmington Construction.Integrity ~ Precision ~ Growth ~ Driven ~ RelationshipsESSENTIAL JOB FUNCTIONS:Supervise and coordinate work of Architects, General Contractors, and other development related third parties to ensure the scope of work gets accomplished within budget and scheduleManage project budget and General Contractor (GC) change ordersConduct site inspections and evaluate progress of work compared to GC provided Gantt schedulesEnsure up to date, complete, and accurate records for budgets and schedulesParticipate in weekly and monthly reporting to senior management that will require data input into presentable excel formatPerform final completion surveys and observations of projectsFunction both in a team-oriented setting and independently.Collaborate with and coordinate with marketing, asset management, and property management groupsPerforms all other duties as assignedSPECIFIC EDUCATION OR EXPERIENCE:Bachelor's degree in construction management or a related fieldProficient understanding and knowledge of building codes, construction divisions and developing schedulesFull knowledge of general contracting construction process including pre-construction planning, scheduling, safety, cost controls, contract administration, and workforce supervisionExtensive experience managing details of multiple projects in different phases of constructionFive years or more construction / construction management experiencePHYSICAL DEMANDS AND WORK ENVIRONMENT:Frequently sit, stand and walkRegularly required to talk or hearFrequently required to use hands or fingers to handle or feel objects, tools or controlsOccasionally required to climb or balance, stoop, kneel, crouch or crawlOccasionally lift and/or move up to 25 poundsVision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focusThe noise level in the work environment is usually moderateTemperature in the workplace is typically moderate TRAVEL REQUIREMENTS:This position requires travel up to 50% of the time.
