You'll play a key role in maintaining our properties, ensuring resident satisfaction, and keeping our communities in top condition. This is a full-time, permanent position with a consistent schedule and excellent benefits.Key ResponsibilitiesService & MaintenanceComplete routine service requests within 24–48 hoursRespond promptly to emergency maintenance callsPerform preventative maintenance projects as scheduledTroubleshoot and repair light electrical, plumbing, general maintenance, and construction issuesTravel between properties as needed for coverage or emergenciesApartment TurnsAssist with move-out inspections and prepare units for new residentsPaint, caulk, repair drywall, doors, trim, and fixturesEnsure all appliances and lights are operational; repair or replace as neededRemove trash and remediate mold/mildew as necessaryProperty AppearanceMaintain the appearance of offices, clubhouses, models, fitness centers, pools, laundry rooms, restrooms, picnic areas, tennis courts, and all common areasInspect and maintain property lighting weekly; coordinate with vendors for major repairsComplete special projects as assignedResident RelationsInteract with residents in a professional, friendly mannerComply with all state and federal Fair Housing LawsTeamwork & StaffingCoordinate daily workflow with the maintenance supervisor and resident managerParticipate in on-call rotation for emergency coverageAdhere to company policies and proceduresSafetyFollow Carla Properties' safety programLift up to 50 lbs., climb ladders (up to 12 ft), kneel, squat, bend, and use hand toolsAssist with two-person lifts of large appliancesQualifications3+ years of multifamily maintenance and/or construction/remodel experience preferredStrong troubleshooting skills in electrical, plumbing, and general repairsAbility to work independently and as part of a teamProfessional appearance and demeanorReliable, punctual, and detail-orientedAbout Carla PropertiesCarla Properties, Ltd. is a locally-owned company with over 55 years in property management and more than 2,160 multi-family units in the Portland Metro area.
