Assistant Project Manager
Assistant Project ManagerHILLS Properties is seeking a motivated Assistant Project Manager to support the successful planning, execution, and delivery of their upcoming Construction Projects! This role works closely with the Construction Project Manager and plays a key part in maintaining project documentation, schedules, budgets, and communication to ensure high-quality outcomes.Assisting their assigned Project Manager in the planning, execution, client satisfaction, and financial outcome of assigned construction projects.Ensure that initial plans and specifications are issued to subcontractors and suppliersMaintain all document controls for the project including, but not limited to, specifications, geotechnical reports, permits, clarifications, field sketches, inspections, daily field reports, sign-in sheets, meeting minutes, submittal log, RFI log, change order logs and safety meeting reports.Distribute and communicate all revised Construction DocumentsAssist the Project Manager with change requests and document reviewPreparation and delivery of electronic closeout and owner's manuals in a timely manner.Maintain closeout log and obtain all closeout documents, warranties and log informationUnderstand and enforce company safety rules and procedures.Assist in managing the project budget by controlling expenditures, identifying work not covered by subcontractor and overall cost management.Responsible for creating (under the direction of PM/Super and Company SOP), coordinating, updating, and distributing project schedules Monday, Wednesday, Friday.Walk the site to review site progress daily to ensure the construction schedule is accurate and currentAssist with materials and equipment orders are released for fabrication in time for their delivery as required on the job siteSchedule and assist in drafting agendas for coordination meetings, as directed by the Project ManagerPrepare and distribute meeting minutesUtilize Procore, Bluebeam and Excel for reporting, updating drawings and communication purposesReview and prepare miscellaneous reports and forms, as requestedCompose scope of work identifying products, specifications and performance standards and contract documentsRecognize, report, and solve problems in a creative, positive, constructive way and make recommendations for improvements in systems, procedures, and policiesCheck contractors' work for completeness and qualityEnsure buildings are built per plan.Answer questions regarding scope of work related to executed contractsAssist superintendent in physically setting up construction trailer and job siteAt least 3-5 years of experience in construction, Multifamily construction preferredThorough knowledge and understanding of the general and subcontract documents, drawings and specifications, construction means, methods, and materialsFamiliar with a variety of the field's concepts, means and methods, best practices, and procedures.Proficient in Procore softwareProficient with Microsoft Outlook, Microsoft Project, Word, Excel.Experience with Bluebeam, MS Project & Procore, or other related construction management software preferredExperience with electronic scheduling software (system) preferredStrong management, leadership, and people skills combined with excellent attention to detailExcellent communication skills (both verbally and in writing)Meticulous attention-to-detailDemonstrate dependability, flexibility, and teamworkAbility to interact and communicate effectively within the organizationProficient in reading, understanding, and applying blueprints and job specifications
