Sr Preconstruction Manager - Commercial

Senior Preconstruction Manager Commercial The Senior Preconstruction Manager Commercial is responsible for leading preconstruction efforts for ground-up commercial construction projects, including office, institutional, healthcare, and mixed-use developments. This role drives project planning from early design through procurement by developing accurate budgets, coordinating teams, and advising clients on cost, schedule, and constructability.This position requires a strategic thinker with strong technical expertise who can lead estimating teams and ensure projects are positioned for successful execution.Key Responsibilities Manage all phases of preconstruction for commercial construction projects.Develop detailed conceptual, schematic, design development, and final construction budgets.Provide cost analysis, constructability reviews, and design guidance to owners and design teams.Lead value engineering efforts to optimize project costs and performance.Coordinate with internal operations and project management teams for project transition.Lead and manage estimating teams through the bid process and subcontractor procurement.Review drawings and specifications to ensure complete scope coverage across all trades.Evaluate subcontractor bids and manage scope alignment.Participate in client presentations and provide ongoing budget updates and project strategy.Support project scheduling, sequencing, and logistics planning.Qualifications 10+ years of experience in estimating or preconstruction with a commercial general contractor.Strong experience with ground-up commercial construction projects.Ability to scope and estimate all major trades including:Sitework, utilities, concrete, and structural systemsBuilding envelope (roofing, glazing, metal panels, etc.)Interior systems and finishesMEP systems (HVAC, plumbing, fire protection, electrical)Strong understanding of construction documents and building systems.Proven leadership experience managing estimating teams.Strong communication and client-facing skills.Preferred Qualifications Experience with large or complex commercial projects (healthcare, institutional, mixed-use, etc.).Familiarity with design-build, negotiated work, or CM at-risk delivery methods.Proficiency with estimating software such as Bluebeam, OST, or similar tools.Bachelor's degree in Construction Management, Engineering, or related field.
