Job Overview
We are seeking a dynamic and highly skilled Building Maintenance Technician to ensure the optimal operation, safety, and integrity of our high-rise office building. The ideal candidate will possess a strong foundation in office high rise maintenance, electrical and mechanical systems, and have experience working with complex machinery and systems. Your hands-on skills will help maintain a safe, efficient, and reliable facility that supports our commitment to excellence.
Duties
· Perform routine inspections and preventative maintenance on manufacturing equipment, HVAC systems, hydraulics, and electrical systems using schematics and technical manuals.
· Ability to coordinate tenant improvements and office build outs.
· Troubleshoot and repair mechanical issues involving industrial mechanics, welding, low voltage electrical circuits, high voltage systems, and precision measuring instruments such as ammeters and ohmmeters.
· Utilize CMMS (Computerized Maintenance Management System) software to document work orders, track maintenance activities, and schedule future inspections.
· Operate field service tools including scissor lifts, forklifts, and other industrial equipment safely to access hard-to-reach areas or perform repairs.
· Conduct electrical work
· Read and interpret schematics, wiring diagrams, and technical drawings to accurately diagnose issues.
· Maintain compliance with safety protocols related to HVAC/R (Heating, Ventilation, Air Conditioning/Refrigeration), welding, other specialized trades.
· Support customer service initiatives by responding promptly to internal maintenance requests to minimize downtime.
· Analyze system performance data to identify potential improvements or necessary repairs proactively.
· Assist in the installation of new equipment or upgrades in the building.
· Ensure all maintenance activities meet industry standards for safety and quality while maintaining documentation for audits or inspections.
Qualifications
· Strong mechanical knowledge complemented by hands-on experience with HVAC/R systems, hydraulics, welding , electrical troubleshooting (low voltage/high voltage), and precision measurement tools.
· Familiarity with CMMS software for maintenance tracking and management.
· Ability to read schematics, technical manuals, and wiring diagrams accurately.
· Experience working with programmable logic controllers (PLCs) is highly desirable.
· Knowledge of industrial electrician practices along with analysis skills for diagnosing complex system issues.
· Skilled in using field service tools such as ammeters, ohmmeters, multimeters, and other diagnostic instruments.
· Ability to operate scissor lifts, forklifts, and other industrial equipment safely following safety protocols.
· Excellent customer service skills with a proactive approach to problem-solving in a team environment.
· Strong communication skills in English for clear documentation and collaboration with team members.
