We specialize in commercial property sales, leasing, and property management services.About This PositionThe Commercial Property Manager is a key leader on our team, responsible for the overall performance, condition, and financial success of assigned commercial properties. In this role, you will understand each property’s operations and systems, maintain proactive communication with owners and tenants, and coordinate all building maintenance, operations, and vendor services - approaching every decision through the lens of the client’s goals and supporting NAI Select’s core focus to Enrich Communities and Build Legacies.Essential ResponsibilitiesOwner & Tenant RelationsDevelop and maintain an in-depth working knowledge of assigned properties and ownership goals.Maintain open, regular communication with owners or their representatives, including reporting on property performance, issues, and opportunities.Build and sustain positive relationships with tenants to promote high retention and satisfaction.Understand tenant business needs, space requirements, renewal probability, and overall profitability.Administer tenant compliance with lease terms, including use, maintenance obligations, and rules/regulations. Operations & Building MaintenanceEnsure properties are maintained in the best possible physical condition within budget constraints.Oversee building systems such as HVAC, fire/life safety equipment, elevators, and security systems to ensure regulatory compliance and reliability.Conduct regular property inspections; identify, recommend, and direct maintenance, repairs, and capital improvements as necessary.Bid, contract for, and manage vendor and contractor services, ensuring performance meets contract requirements and service expectations.Financial ManagementPrepare annual operating budgets for each assigned property, in collaboration with ownership as needed.Review monthly financial reports, monitor performance to budget, and provide variance explanations and recommendations.Monitor tenant delinquencies and assist in collection efforts in coordination with accounting and ownership.Leasing Support & Tenant TransitionsManage and negotiate tenant lease renewals on select properties.Support leasing efforts by providing property information and insight regarding tenant mix and space readiness.Conduct walk-throughs with tenants prior to occupancy and upon lease expiration, documenting condition and coordinating move-in/move-out requirements.Complete related paperwork on a timely basis to close out tenant accounts and address security deposits, repairs, and reconciliations.Governance & RepresentationRepresent client property owners on owner association boards, as needed, ensuring property interests are well represented and aligned with association goals.Vendor, Contract & Invoice ManagementSource, select, and supervise vendors and contractors for maintenance, repairs, and services.Review invoices for accuracy, proper coding, and satisfactory completion of work prior to approval. Minimum RequirementsBachelor’s degree or demonstrated equivalent experience.Minimum 5 years’ experience managing a variety of commercial properties.Valid driver’s license and reliable, licensed, insured vehicle.Knowledge, Skills & AbilitiesStrong organizational, time management, and multi-tasking skills.Ability to understand and interpret financial reports, budgets, and forecasts.Excellent customer service skills in dealings with owners, tenants, and vendors.Experience in vendor selection, supervision, and relationship management.Experience with lease interpretation; drafting and editing experience preferred.Strong interpersonal skills and ability to work effectively with all team members.Proficiency with Microsoft Office; familiarity with Appfolio and AvidXchange preferred.RPA® or CPM® designations preferred.Workplace ConditionsFull-time position, generally working 40 hours per week; may be on-call after hours as needed.Primarily office-based with typical indoor conditions, including extended periods working at a computer.Frequent travel to properties; exposure to outdoor weather and occasional construction environments.May occasionally lift up to 15 lbs.Travel RequirementsRegular local travel between assigned properties and client/tenant meetings.Occasional out-of-area travel for site visits, meetings, or training events.CompensationCompensation for this position is $65,000 - $80,000 and includes paid time off and medical, dental, vision, and 401K benefits.
