Heavy Civil Project Manager
Job SummaryThe Project Manager is responsible for managing all administrative, financial, and contractual aspects of residential grading and site development projects. This role oversees projects from preconstruction through completion, ensuring grading operations are delivered safely, on schedule, within budget, and in compliance with plans and municipal requirements. The Project Manager works closely with grading superintendents, subcontractors, engineers, and developers to deliver build-ready residential lots.Key ResponsibilitiesProject Planning & Management Manage residential grading projects from preconstruction through final acceptanceDevelop and maintain project schedules, budgets, and work plansReview civil plans, grading plans, soils reports, and specificationsCoordinate with developers, engineers, surveyors, and municipal agenciesSupport project sequencing to align grading with utilities, paving, and vertical constructionFinancial Management Prepare and manage project budgets, cost reports, and forecastsTrack quantities, production rates, and cost-to-completeReview and approve subcontractor invoices and change ordersManage contract compliance and scope changesAssist with bid preparation and subcontractor selectionField Coordination Work closely with the Grading Superintendent to support field operationsResolve design conflicts, site issues, and constructability challengesCoordinate inspections, testing, and lot certificationsEnsure erosion control, stormwater, and environmental complianceCommunication & Documentation Serve as primary point of contact for clients and consultantsLead project meetings and provide regular status updatesMaintain project documentation, including RFIs, submittals, and as-builtsPrepare progress reports for internal leadership and clientsSafety & Compliance Promote and enforce company safety policies and proceduresEnsure compliance with OSHA standards and local regulationsSupport jobsite safety planning and incident resolutionQualifications Minimum 5 years of experience in grading, site development, or civil construction project managementExperience managing residential subdivision or land development projectsStrong understanding of grading operations, cut/fill balancing, and lot drainageProficiency in reading civil plans, grading plans, and specificationsExperience with project budgeting, scheduling, and cost controlStrong communication, leadership, and organizational skillsPreferred Qualifications Bachelor's degree in Construction Management, Civil Engineering, or related fieldExperience working with production homebuilders or residential developersFamiliarity with HCSS Heavy Job, Topcon and Trimble GPS machine control, quantity takeoffs, and project management softwarePhysical & Work Environment Combination of office and field workAbility to visit active residential construction sites and walk uneven terrainAbility to work outdoors in varying weather conditions as neededCompensation & Benefits Competitive salary based on experience ($110,000 - $150,000)Health, dental, and vision insurance100% vested 401k Retirement plan with employer matchPaid time off and holidaysCompany vehicle (if applicable)Performance-based bonusesPowered by JazzHR
