Director, Capital Projects and Facilties EngineeringA Tier-1 healthcare real estate company is seeking a Director of Capital Projects and Engineering to lead their Senior Housing team. Responsible for overseeing the planning, execution, and successful delivery of major real estate projects in their Senior Housing portfolio, the Director, Capital Projects and Facilities Engineering will work closely with their Asset Management team and oversee major capital improvements across their healthcare real estate portfolio consisting of tier-1 Senior Housing communities. This is an excellent role for someone with a strong Mechanical Engineering background with extensive real estate/project management experience. This is a remote role, but candidate must live in Florida, with the ability to travel about 25% of the time to their Senior Housing facilties throughout Florida.ResponsibilitiesSenior Housing Capital LeadershipWork with operators to prioritize capital needs and execution plansDevelop standards for unit turns and upgrades resulting in cost and time savingsAssist project managers with scope and execution of amenity upgradesSupport lab and outpatient medical assets as neededTechnical expertiseProvide technical support to the property management and building engineersConduct and document property condition assessments, inclusive of base building systemsReview preventative maintenance performance and drive improvements to extend life of equipmentEvaluate and identify opportunities to reduce costs by reducing utility consumption or otherwise reducing operating expensesEnsure technical capability of portfolio increases through vendor partnerships and trainingBudgeting and ForecastingParticipate in preparation of annual capital budgets, tracking of monthly capital spend, and monthly capital forecastingEnsure budgeted projects are on schedule and communicate variancesOther ResponsibilitiesReviewing contracts and providing input for legal reviewDrive process improvement, with a focus on efficiency, and accurate dataPosition Requirements:Bachelors Degree in Mechanical or Electrical Engineering5+ years of work experience in mechanical engineering, electrical engineering, and project management experience 3+ years of experience with senior housing, multi-family, or hotel capital management preferredExperience in capital planning and cost estimatingAdvanced Excel skills and working knowledge of Microsoft Office Suite - Word, PowerPoint, and OutlookStrong analytical and problem-solving skills with the ability to work in a fast paced, high-volume environmentDemonstrate excellent organizational skills and attention to detailDemonstrate an understanding of finance and real estate conceptsAbility to work efficiently remotely and communicate effectively while traveling; ability to work well independently and in team/group environmentsThis is an excellent role for an experienced Mechanical Engineer specializing with project management across large real estate projects, especially within the multi-family, senior housing, or hospitality sectors.
