Appointed by the Common Property / Lakes Superintendent. Requires valid Arkansas driver’s license and clean driving record with proof of liability insurance. .ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.Operate a variety of construction equipment to include but not limited to tractor mowers, dump trucks, backhoes, skid steers, weed eaters, blowers and chain saws to excavate ditches and develop drainage for streets and trails obeying all safety rules and wearing the proper personal protective equipment. Perform skilled tasks in a variety of construction and maintenance activities such as street repairs, concrete and culvert maintenance and replacement.Load and unload material utilizing a backhoe or skid steer.Maintains power tools and equipment used in the workplace; perform maintenance on equipment by sharpening blades, changing oil, performing tune-ups, adjusting, and replacing belts and repairing tires; performs periodic checks of all Street equipment; keeps maintenance records.Operate various types of mowers to include bat-wing, trim and boom mower in the maintenance of street right of ways.Requires working in all types of weather conditions.Must be willing to work weekends and holidays if necessary.Represent the Streets Maintenance Team and the Property Owners Association (POA) in a positive, friendly, and courteous manner.Maintain a safe and orderly work environment using proper safety equipment and techniques must be knowledgeable on OSHA regulations.Have a thorough knowledge of rules and regulations and POA policies in all areas of responsibilities.Perform minor mechanical and adjustments on all equipment.May be required to drive POA vehicle or personal vehicle while conducting POA business.This position is subject to on duty lunch periods. An on-duty meal period is one in which the employee is not relieved of all duties.Regular attendance is required.Deliver outstanding customer service, making every effort to accommodate customer needs.Ensure the safety of patrons and staff through accident prevention and safety policy, enforcing all facility and recreation location rules and regulations.Maintain a safe, clean work facility environment at all times.Report to supervisor any safety materials needed for maintenance concerns.Any other related duties as assigned by Supervisor.QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Must have at least 3 years’ experience within the company performing duties above or at a job-related field. Must have a positive attitude and provide great customer service with the ability to obtain a CDL.EDUCATION and/or EXPERIENCE: High School diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience. Requires ability to operate and maintain landscape power equipment and tractor lawn mowers.LANGUAGE SKILLS: Ability to read a limited number of two- and three-syllable words and to recognize similarities and differences between words and between series of numbers. Ability to print and speak simple sentences.MATHEMATICAL SKILLS: Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance.REASONING ABILITY: Ability to apply common sense understanding to carry out simple one- or two-step instructions. Ability to deal with standardized situations with only occasional or no variables.CERTIFICATES, LICENSES, REGISTRATIONS: Requires a valid Arkansas Driver License and a clean driving record with proof of liability insurance.PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
