Grounds Maintenance Job DescriptionReports to: Grounds Supervisor and/or Maintenance SupervisorFLSA Status: Full-Time, Non-ExemptPosition OverviewThe responsibilities of the Grounds Maintenance position are detailed below. In this role, the individual should maintain a positive rapport with co-workers, residents and provide a high level of detailed follow-up with the Grounds Supervisor and/or Maintenance Supervisor. The Grounds Maintenance should display a proactive, positive attitude and perform all job functions as described below.Essential Job Functions And ResponsibilitiesGarbage collection and loose trash patrolCleaning patiosMoving furniture when necessaryEmpty pet waste stationsMaintaining small hand tools and shopPressure washingCleaning of dumpster areasChecking sprinkler system and making repairs to heads, etc.Operating a forklift, tractor, golf cart and other equipmentPlanting flowers, shrubs and trees with miscellaneous trimmingRemoving excess vegetation from patios and fence linesOperating a pushing or riding mower and emptying the clippings onto the truckOperating blowers, edgers & street vacuum and other landscaping equipmentHandling gasoline and other chemicals and property mixing the chemicalsSpraying insecticides and maintaining the spray rigClimbing and working from a ladder for certain jobsOperating a chain sawDigging to repair broken water and sewer linesMaking minor asphalt repairs to streetsPainting patios/balconiesMaintaining good communication and positive attitude with Co-Workers, Residents and ManagementFollowing safe workplace rules and practices in order to prevent on-the-job injuries.Working regular shifts and additional hours, when necessary, as directed by the Grounds Supervisor and/or Maintenance Supervisor.Performing other related tasks as neededKnowledge, Skill And AbilitiesAbility to work a flexible schedule, including weekendsAbility to resolve resident concerns while maintaining a friendly and professional demeanorAbility to apply sound decision-makingAbility to demonstrate teamwork by assisting co-workersAbility to communicate professionally and adapt interpersonal skills to a variety of audiencesMust have a valid Driver’s LicensePHYSICAL DEMANDSThe physical demands described here are representative of those that must be met by an employee to successfully preform the essential job functions of this job.
