New England Real Estate Director

We are seeking a driven, entrepreneurial and capable real estate professional to serve as our New England Market Leader and Real Estate Director. Overview:This position will focus on market strategy, presence, development management, and commercial leasing in Worcester, MA and the broader Boston region and will support commercial lease and sales administration for the Company’s MA portfolio. The Real Estate Director will provide a leadership presence for our Worcester office; maintain and grow the Company’s network of relationships in the region; help to identify, evaluate and advance acquisitions and investment opportunities; oversee real estate developments; and develop and implement creative leasing and sales strategies for our 200,000 SF+ MA commercial portfolio. The ideal candidate is a motivated self-starter with strong real estate analysis and development skills; strategic networking and relationship-building capacity with public and private partners; and creative leasing experience. Key Responsibilities:1. New England Market Leader Market strategy, direction, and accountability Active presence and leadership in local market, working out of our Worcester office a minimum of three days per week Brand ambassador, maintaining key relationships, board seats, and industry group participation.Portfolio management in local market 2. Project Development and ExecutionLead all phases of development projects, including feasibility, entitlement, design, construction, and stabilization Develop and maintain project schedules, budgets, and pro formas Monitor project performance and implement corrective actions as needed Coordinate with architects, engineers, contractors, and consultantsSupport capital sourcing efforts (debt, equity, public financing, incentives)Track project costs, cash flow, and returns against underwriting.Manage zoning, permitting and entitlement processInterface with local governments, agencies, and community stakeholdersCoordinate cross-functional teams (legal, finance, asset management, leasing)3. Acquisitions & Investment – Strategic Adjacencies and Growth Opportunities Maintain investment sales broker relationships Identify targeted acquisitions per MG MA strategy Advance due diligence, evaluation and predevelopment activities on acquisitions opportunities 4. MA Portfolio Leasing & Sales – Strategy, Organization, & Execution Lead leasing strategy, pricing and negotiations for MAMarket and lease existing vacancies through oversight of third party brokers and direct creative leasing strategiesIssue and negotiate LOI’s and leases MA lease renewal & critical date tracking Assist with capital expenditure plans for MA portfolio Education & Experience:Master’s degree or equivalent Real Estate Certificate preferred but not required (related experience considered in lieu of post undergraduate studies)3-5+ years of experience in real estate development and/or investment Qualifications:Passion for real estate development, high quality design and construction, and placemaking of all typesOutstanding work ethic and flexibilityAbility to manage a variety of tasks within a tight time scheduleAbility to analyze real estate from a strategic point of viewExcellent verbal and written communication skills Strong financial and analytical skillsDemonstrated resourcefulness and independence in carrying out responsibilities and assignmentsExcellent stakeholder management skills Technical Proficiency:Proficiency in MS Word and Excel Competency in real estate software a plus (e.g., MRI, Argus, or similar) About The Menkiti GroupThe Menkiti Group is a Washington, DC-based real estate services and development company dedicated to transforming lives, careers, and communities through real estate.
