Facility Maintenance Supervisor

Pay: $36.00 - $40.00 per hourJob description:OverviewSeeking a Facilities Maintenance Supervisor for a portfolio of 800,000 square feet (and growing) of Class A & B office properties located in Pittsford and Brighton. Facilities Maintenance employees are our front-line workers and the face of our organization. Our goal is to provide tenants with the highest level of customer service, satisfaction, and support.Roles and Responsibilities·                 80/20 working supervisory role. Estimated 80% of time working in the field and 20% performing supervisory duties.·                 Leadership and coordination of facilities maintenance team and activities. Reviewing service requests and workload. Scheduling activities and assigning tasks to team members and oneself. Providing guidance and support to Facilities Maintenance Associates.·                 Liaison to tenants and the Ryco Corporate Office. Single point contact of contact for high priority issues, escalations, and status updates.·                 Continual process improvements and efficiency. Reviewing current systems and processes. Assist in developing new and better ways of performing facility maintenance activities at Ryco Management in the future.·                 Tenant service calls and satisfaction. Work with Ryco facilities team, vendors, and tenants to ensure all service calls are acknowledged and completed in a timely fashion. Meeting service level metrics.·                 Building management and maintenance activities. Troubleshooting minor HVAC, plumbing, electrical, and other building maintenance issues. Performing work, making necessary repairs, and coordinating vendor assistance when required.·                 Vendor management. Working with vendors and contractors to ensure the maintenance and upkeep of buildings, systems and grounds are to company standards. Ensure work and materials match expectations.·                 Proposals and job costing for repairs. Obtain cost estimates for labor and materials required to address issues, make repairs, or provide replacements.·                 Inventories and record keeping. Ordering and picking up parts. Delivering parts to appropriate property.·                 Communication, status updates, and collaboration. Work with property management team to share information, progress on service calls and share knowledge on buildings and systems. Participate in weekly meetings.·                 Special projects and buildout punch lists. Assist with special activities, projects, and events. Complete punch list items for new tenant buildouts and renovations.·                 On-call coverage and rotation 24/7. Availability to acknowledge and respond to calls/texts for security, fire, HVAC, power outages, and other after-hour emergencies.Provide backup coverage for other maintenance team members.Additional duties and responsibilities as needed.Qualifications·                 High School diploma or equivalent required. Associates Degree preferred.Must have experience in HVAC, electrical, and plumbing systems.Prior work experience in property maintenance and management required.Must have a valid NYS driver’s license and reliable transportation.Physically capable of lifting 50 pounds unassisted.Computer skills including Microsoft Office, Internet, and Email.
