Career Site HeaderJob SummarySenior Community Managers are responsible for the operations & profitability of the community and serve as the day-to-day point of the contact for the residents. They are on-call 24 hours a day and are responsible for administrative activities, marketing, leasing and home sales, property maintenance, budgeting, human resource management and resident relations.Job DutiesMarkets models, pre-owned and brokered homes for sale in the community. Prepares documents to list and sell homes. (Essential)Resolves complaints and responds to issues in a timely manner. (Essential)Manages the rent collection process including collecting, posting and depositing income from leasing of rental sites and homes, as well as filing to collect on delinquent debts. (Essential)Handles delinquencies and approves eviction proceedings while adhering to Sun's policies. (Essential)Monitors, codes and approves invoices for operating expenses and sales related costs. (Essential)Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.Assists with developing and maintaining marketing strategiesCoordinates lease homes, including repairs, leasing activity, lease-to-purchase sales, refurbishments, re-leasing, closing, and follow-upEnsures compliance with federal, state, and local agencies that regulate fair housing laws and community operationsInitiates lease renewals and rent increase letters, ensuring timely distributionInspects and recommends purchase and renovation of used/repossessed homesPrepares sites for home models; coordinates with maintenance team to ensure vacant sites are prepared for home move-insHandles emergencies that may arise onsite, ensuring adherence to standard operating proceduresEnsures compliance of safety policies; completes worker's compensation accident and incident reports in a timely mannerEnsures that community appearance is maintained to Sun's curb appeal standardsAssists with preparation of budgets; provides accurate data to assist in CapEx and expansion needsReports deficiencies that would adversely affect the operation of the communityReviews and compiles property accounting reports for the Accounting DepartmentAll other duties as assignedRequirementsHigh School Diploma or GED (Required)Bachelor's Degree in Real Estate, Hospitality, or Business (Preferred)4 years in property management experience, including 2 years of supervisory experience (Required)6 months in prior sales and leasing expeerience (Required)Ability to fluently read, write and speak English and Spanish (Preferred)General knowledge of maintenanceDemonstrated leadership abilitiesStrong organizational skillsExcellent verbal and written communication skillsSolid negotiation skillsAbility to thrive in a fast-paced environmentWorking knowledge of basic accounting principlesThorough knowledge of federal, state and local laws pertaining to fair housing and employment lawIntermediate computer proficiency, including the ability to use the Microsoft Office Suite, email, and internetFlexibility to respond to community needs during non-business hoursAbility to live on-site within the community (housing provided)Must have a valid driver's licenseREWARDING BENEFITSAt Sun Communities, you will be part of an industry-leading organization where you will be challenged, inspired, rewarded and transformed.
