As the business leader for Market Operations for their division, the Regional Vice President will lead Area Directors within the designated region to ensure revenue and expense budgeted performance for their assigned markets are achieved. This position provides the leadership and execution of the Company’s national market operational platform and is responsible for providing guidance on all daily property management on operational items across the portfolio. The goal of this position is to provide strategic oversight and to ensure operational consistency and compliance throughout the markets. P&L management, accountability and innovative business strategies are critical to this role. This position works closely with Senior and C-level management throughout the organization to ensure all strategic and operational goals and values are aligned with company goals. Regional Vice President portfolios consist of both owned properties and fee management locations with client relationships in addition to what is referred to as Build to Rent (BTR) properties.Essential FunctionsExecutes business unit P&L performance, driving revenue growth, cost optimization, and overall financial resultsLeads and integrates construction, service, and market leadership teams, ensuring alignment to objectives and operational efficiencyExecutes operational strategies through Area Directors, developing high-performing teams that consistently deliver quality, compliance, and accountabilityMonitors KPIs and operational metrics, leveraging data and technology to implement process improvements that enhance efficiency, profitability, and scalabilityEmpowers leaders for execution while holding clear ownership of outcomes, ensuring strategies translate into measurable market resultsServes a business owner, acting as a mini-CEO with full accountability for division and market-level performanceOwns execution, quickly identifying what is impeding progress, speaking up, and driving decisive action across the divisionLeads standardization at scale, rapidly developing and deploying solutions that improve consistency, efficiency, and results across marketsDemonstrates deep tactical and operational understanding of the business, managing inputs, outputs, and throughputs to drive execution at the market levelMaintains awareness of market / industry conditions and trends and responds responsiblyWorks closely with Pricing and Revenue Management, Marketing, Leasing, Customer and Enterprise Operations, Accounting, Finance and Technology teams to ensure processes align with market goals and that the flow from the markets to the functional departments is effectiveDemonstrates keen ability to effectively lead change throughout the organizational structureAnalyzes market performance and creates strategic plans to overcome shortfallsCoordinates and communicates feedback on process changes from the market perspective to corporate teamsLead Market Operations wide initiatives and projects through the formation and oversight of established task force teams and committeesRecruit, hire and onboard effective leaders and sets clear expectations and holds teams accountable for established goalsAudits and holds teams accountable to company policies and proceduresConducts periodic site inspections to ensure owner/investor objectives are metActs swiftly to address performance shortcomingsWorks with the Chief Operating Officer, Market Operations on the internalization of markets ensuring financial metrics are achievedEnsures all safety standards are met and training for staff is completedSupervision of staff sets goals and holds people accountable for resultsEnsures that the group provides outstanding customer service and is responsive to requestsDevelops team and is focused on succession plan within each marketEnsures that all training requirements are completed on timeEnsures that employees all have goals and receive regular feedback on their performancePerformance management of personnel including, reviews, corrective action, mentoring, development plans and performance improvement plansQualificationsBachelor’s degree required15+ years of previous business/operations management experience in a real estate operations environment10+ years of supervisory experience requiredProven record of achieving or exceeding P&L resultsYardi and/or Salesforce experience strongly preferredAbility to effectively manage a diverse group of remote managersMastery of Microsoft Excel for operational modeling and development of corporate and departmental staffing plansAbility to travel at least 50% of the timeMust have a valid Driver’s LicenseExcellent oral and written communication and presentation skillsCompetenciesDeveloping Direct Reports & OthersDecision QualityMotivating OthersPriority SettingBusiness AcumenManaging & Measuring WorkDealing with AmbiguityIntegrity & TrustDrive for ResultsDeveloping Effective TeamsProblem SolvingStrategic AgilityPhysical DemandsSitting for extended periods of time using office equipment and computersModerate stooping, kneeling, crouching, reaching, standingMay entail light lifting of supplies and materials occasionally, up to and including 25lbsAbility to talk, hear, compare, compute, compile, copy, analyze, coordinate, synthesize, negotiate and communicateSustains substantially recurring movements to fingers, hands, wrist, legs and feetAbility to judge distances and spatial relationshipsAbility to identify and distinguish colorAbility to distinguish the differences and similarities in odorsWhat You Can Expect From UsCompetitive Compensation - Including performance-based bonuses that reward your contributions.
