Job DescriptionJob Responsibilities – Project ManagerDirect and oversee construction projects from conception to completion. Coordinate subcontractors and the construction team to meet contractual conditions of performance. Prepare external and internal reports relating to job status, daily progress and deliverables.  Negotiate subcontract terms, inclusions/exclusions and subcontract amounts.  Directly responsible for projects financial success, directs the entire project team to this end. Communicate with the responsible parties to ensure quality construction exceeds company standards and proper industry techniques and processes are utilized, while ensuring the client’s needs and wants are efficiently met. Supervise construction projects to ensure they are completed on time and exceed the customer’s requirements and expectations. Work under deadlines in a fast-paced environment to plan and coordinate all aspects of the building process from hiring contractors to working with engineers, architects, and vendors. Job SkillsExcellent resource, planning, and time management skills. Superior management and delegation capabilities. High level of financial responsibilities. Be able to lead a team in conflict resolution techniques with subcontractors, vendors, suppliers and owners. TasksSetup initial project financials based on project estimate. Share/coordinate GC’s/GR’s with Superintendent. Buyout of subcontracts and purchase orders:Negotiate contracts: amounts, inclusions & exclusions. Making sure no gaps in scopes of work exist. Buy all subcontracts and purchase orders within 30 days of award. Build and maintain construction schedule with Superintendent buy-in. Lead OAC meetings:Produce meeting agendas and minutes. Oversee and/or manage submittal and RFI logs. Manage all material procurement and tracking of deliverables. Prepare all owner proposed change orders with required documentation. Prepare all owner change orders. Prepare all owner pay applications in a timely manner:Coordinate subcontractors pay application submission and correctness. Clearly communicate any contractual delay claims to the project team. Direct and oversee any construction document revisions are distributed and priced in a timely manner by our subcontractor partners. 2nd line of enforcement to hold subcontracting partners accountable for their project performance. MLGP’s representative to project team (ownership and design partners). Oversee project closeout documents are obtained and submitted in a timely manner. Responsible for monthly financial updates.
