The Leasing Manager is responsible for marketing, leasing and resident relations duties as listed below. The Leasing Manager will understand the occupancy, resident retention and revenue goals of the property and work to meet or exceed those goals, follow directives of the Supervisor or Regional Manager and present themselves at all times in a professional manner. Further, the Leasing Manager will conduct all business in accordance with HBG company policies and procedures including but not limited to: Fair Housing; Federal, State, and local laws; meeting reporting/operational deadlines; software usage and applications.Core ValuesAIR - Driven by Accountability, Invested in People, Built on ReputationCompensation: $21.00-$23.00 per hour plus commissionMarketingCompleting all leasing activities such as completing guest cards, maintaining logs of prospective rental traffic, handling incoming rental calls, showing apartments and the community to prospective residents, following-up with prospective clients and completing leasing paperworkCall and/or visit the competitive apartment properties and prepare Market Survey reports to submit to Community Manager monthly, noting any significant changes with the competitionKnow sources of leads/leases and monitor results on a continual basisCheck customer relations software multiple times during the day to acknowledge and track new leads and follow up to schedule showing appointmentsReturn calls and email dailyCheck vacant “show” apartments and path to apartments dailyResident Relations / Lease Renewals / OtherAssist residents with concerns, maintenance requests and lease questions; follow through and provide answers/solutions. Return inquiries dailyProvide excellent customer service to residents, prospective resident, vendors, and employeesProcess all lease renewal paperwork including renewal letters and renewal leases, including obtaining signatureMaintain Yardi resident records by entering new residents, updating lease rates and other information, as needed/requiredMaintain all hard copy lease files in an orderly fashion and file promptlyMiscellaneous other duties as assigned by SupervisorSkills, Knowledge, And AbilitiesAbility to build positive relationships with a wide variety of peopleHigh school diploma or equivalentGood software skills especially with Microsoft office; knowledge of Yardi software a plusAbility to multi-talkAbility to problem solve with staff and residentsExcellent written and verbal communication skillsProfessional demeanor and appearanceAble to work weekends and evenings, as requestedEmployees must fulfill the performance standards of this position and comply with the policies, rules and procedures of the company, including those set out in the Employee Handbook or otherwise communicated (verbally or in writing) to employees.This job description is intended to describe the general nature and work responsibilities of this position.
