Self Storage Assistant Property Manager
Job Description for the Full Time Assistant Property Manager:maintain daily operations of the self storage propertysuccessful conversion of telephone, internet, and walk-in inquiries into rentals of self storage unitssales of boxes, locks, and packing materialmanage account receivable process through pursuit of collections, posting of payments, and processing of daily bank depositensures the company standards of cleanliness & appearancemarketing to local businesses and apartment managersmaintain accurate records for each customer including lease, addendums, and correspondenceperform light repair and maintenance duties, including but not limited to: clean units and interior buildings, wiping down doors, pickup up trash, cleaning hallways, office, and bathroomsperform preventive maintenance such as but not limited to: change HVAC filters as required, grease door springs on roll-up doors, oil gate chain as needed, routine maintenance of golf cartmonitors the physical condition of the property and reports any maintenance issuesoversee contractors and third-party vendor’s workkeeps foreclosure documentation organized and accurate, following company foreclosure checklist and set guidelinesassist with the auction process of storage unit materialsmanage truck rentals, reservations, truck/trailer parking, and routine maintenanceJob Requirements:Excellent communication skills both on the phone and in-personWorks well in a team setting or independentlyHas good organizational skills and basic bookkeepingKnowledge of computers is a must (Microsoft Office, Outlook, Etc.)Valid driver's license and insurance with access to reliable transportationOpenwork availability, including weekends and some holidaysAbility & willingness to perform light maintenance such as sweeping, mopping, wiping, lifting, etc.Willing to travel/work in multiple locations if needed (temporarily)Must be eligible to work in the United StatesMust have a High School Diploma/GED equivalent and at least two years of related experience (sales/customer service/leasing/rentals)Must be a team player and have strong leadership skillsMust be profit-drivenThe job requires constant movement and must be able to lift and move 35 lbs. regularly and occasionally up to 50 lbs.Must have a clean employment history, criminal history, driving record and pass a drug screen
