Lead Estimator / Preconstruction Manager (Custom Residential)About the OpportunityInvoke Staffing is partnering with one of the leading high-end luxury custom home builder in the Raleigh-Durham market to identify a Lead Estimator / Preconstruction Manager. This is a key leadership role responsible for driving the full preconstruction phase on custom homes over $3M and large-scale renovations (>$1M)This is a hands-on, client-facing position where you’ll take projects from early concept through fully estimated, permitted, and construction-ready.What You’ll DoLead the end-to-end preconstruction process for custom homes and major renovationsDevelop detailed, accurate estimates aligned with design intent and constructabilityPrepare scopes, specifications, and bid packages for subcontractors and suppliersManage bid distribution and ensure full scope coverage across all tradesCollaborate with project management and purchasing to align budgets with executionGuide clients through design decisions, allowances, and cost tradeoffsParticipate in client meetings and present preconstruction deliverables professionallyOversee the permitting process, coordinating with architects, engineers, and municipalitiesEnsure projects are fully documented and ready for construction startMaintain and improve estimating systems, templates, and workflowsSupport implementation and organization of documentation in cloud-based systemsWhat We’re Looking For3+ years of residential construction experience (custom home experience preferred)Strong estimating background on complex residential projectsDeep understanding of construction methods, sequencing, and trade coordinationExperience navigating permitting and municipal processesStrong communication skills with the ability to work directly with homeownersDetail-oriented, organized, and process-drivenWhy This Role Stands OutHigh-visibility role with direct impact on project successWork on custom, high-end residential projectsCollaborative, craftsmanship-focused environmentOpportunity to help shape and improve preconstruction processes
