Position Overview
The Senior Estimator is responsible for leading the estimating process for both residential and commercial construction projects, from early conceptual budgeting through final bid submission. This role plays a critical part in setting projects up for success by producing accurate, competitive, and well-thought-out estimates. The Senior Estimator will report directly to the Director and work closely with operations to ensure a clean handoff from preconstruction to execution.
Key Responsibilities
Prepare detailed cost estimates for residential and commercial projects across all phases (conceptual, schematic, design development, and construction documents)
Analyze drawings, specifications, and project requirements to develop complete and accurate scopes of work
Solicit, review, and level subcontractor and vendor bids to ensure full coverage and best value
Identify scope gaps, overlaps, and risk exposures early in the estimating process
Develop and maintain budgets, takeoffs, and cost breakdowns with clear documentation
Lead value engineering efforts without compromising quality or intent
Track market conditions, material pricing, and labor trends to keep estimates current and competitive
Participate in preconstruction meetings with clients, architects, and internal teams
Support contract negotiations and scope clarifications as needed
Ensure a smooth turnover to the project management team, including detailed scope reviews and assumptions
Build and maintain relationships with subcontractors and suppliers
Continuously improve estimating processes, tools, and cost databases
Qualifications
5-8+ years of estimating experience in residential and commercial construction
Strong understanding of construction methods, materials, and sequencing across multiple asset types
Proven ability to develop accurate budgets from limited information
Experience with estimating and takeoff software (e.g., Procore, PlanSwift, Bluebeam, Excel)
Strong analytical and organizational skills with attention to detail
Ability to read and interpret construction drawings and specifications
Strong negotiation and subcontractor management skills
Excellent communication and coordination abilities
Ability to manage multiple estimates and deadlines simultaneously
