The company primarily supports wood-frame and podium multifamily projects across Massachusetts and the Northeast. This role supports a high-volume pre-construction environment where accurate estimating, strong construction knowledge, and independent ownership are essential.Position OverviewThe Estimator will own the pre-construction estimating process across multiple active bids, including RFP review, quantity takeoffs, vendor coordination, RFIs, and complete proposal preparation. This role is focused primarily on ground-up wood-frame and podium multifamily construction, with some structural renovation exposure. The ideal candidate understands Northeast construction assemblies, can work independently with limited oversight, and is able to manage a steady bid pipeline with strong accuracy and urgency.Key ResponsibilitiesReview RFPs, drawings, specifications, addenda, and bid documents to understand full project scopeIdentify scope gaps, drawing conflicts, missing information, and items requiring clarificationPerform quantity takeoffs for siding, roofing, framing, drywall, blocking, and related construction scopesUse estimating software such as Bluebeam, Procore, or similar platforms to complete and organize takeoffsSend plans and scope information to vendors and suppliers for material pricingReview vendor pricing to confirm accuracy, completeness, and alignment with project requirementsBuild detailed cost estimates including labor, materials, equipment, subcontractors, general conditions, overhead, and profitCreate and send RFIs to GC estimators when drawings lack required informationPrepare formal proposals and bid submissions with clear inclusions, exclusions, and clarificationsMaintain bid logs, track due dates, monitor awarded and pending bids, and manage the bid pipelineProvide final estimates, takeoffs, vendor quotes, and assumptions for review and handoffMaintain historical cost data, labor production rates, material pricing updates, and organized estimate recordsFlag scope gaps, schedule risks, difficult details, and potential change order items during bid reviewCollaborate with internal estimating support while maintaining ownership of assigned bidsHelp improve estimating templates, systems, and processes as the company growsQualificationsRequired QualificationsStrong estimating experience in U.S. construction projectsDirect knowledge of wood-frame and podium multifamily construction in US.Strong ability to read blueprints, specifications, addenda, and bid documentsStrong understanding of how construction assemblies go together, especially multifamily building systemsExperience identifying drawing conflicts, missing information, scope gaps, and pricing risksExperience performing accurate material and labor takeoffs from construction plansProficiency with estimating software such as Bluebeam, Procore, or similar toolsBasic Excel knowledge for estimating, tracking, or cost organizationExperience creating RFIs when plans lack required informationExperience preparing complete proposals with inclusions, exclusions, and clarificationsAbility to work independently without heavy oversight or basic estimating trainingAbility to manage multiple active bids and deadlines in a high-volume environmentLong-term commitment and interest in growing with the companyFluent in English (C1/C2 level)Preferred QualificationsDirect experience estimating large multifamily construction projectsExperience with ground-up multifamily constructionKnowledge of wood-frame and podium multifamily construction in Massachusetts or the NortheastExperience with structural renovation projectsBroader commercial or residential estimating background with strong construction fundamentalsExperience improving estimating systems, templates, bid tracking, or cost databasesPrior experience working in a small or lean company environment with high ownershipWork Environment & CompensationLocation: Remote (LATAM Applicants Only)Schedule: Full-Time (40 Hours/Week – US Business Time)Compensation: $12 USD/hour ($2,000/month)Pre-construction-focused positionProject focus: Ground-up wood-frame / podium multifamily construction, primarily in Massachusetts and the NortheastWorkload may require 40–50+ hours per week depending on bid volumeWe look forward to reviewing your application.
