The Project Manager performs a key role in project planning, budgeting, procurement, contract administration, and project controls while ensuring compliance with both public and private project requirements. This role is responsible for maintaining accurate documentation, managing subcontractor performance, and coordinating communication between owners, architects, consultants, and internal teams. The Project Manager must ensure construction activities progress according to the approved schedule and budget while minimizing risk and maintaining a high level of professionalism and transparency.Key ResponsibilitiesProject Leadership & Client ManagementRepresent 3i in all interactions with clients, architects, engineers, subcontractors, and internal stakeholdersServe as the primary point of contact for owners, architects, and consultantsLead project teams and provide direction to field staff, subcontractors, and vendorsFacilitate Owner-Architect-Contractor (OAC) meetings and other coordination meetingsCommunicate project status, risks, and milestones to stakeholders and internal leadershipMaintain professionalism and responsiveness consistent with 3i's brand and valuesProject Planning & ExecutionParticipate in project estimating and budgetLead project startup including kickoff, scope review, and execution planningDevelop and maintain project schedules and milestone trackingCoordinate with Superintendents to manage subcontractor sequencing and productionEnsure construction activities adhere to schedule and quality expectationsAdjust project plans and execution strategies as project conditions evolveFinancial Management & Contract AdministrationDevelop and manage project budgets, GMPs, and cost-loaded schedules where applicableMonitor project costs, cash flow, and financial performanceMaintain KPI's and Financial projectionsReview and submit owner payment applications and manage subcontractor billingPrepare and manage potential change orders (PCOs) and change orders (COs)Create and Manage subcontractor contracts, purchase orders, and procurement activitiesEnsure subcontractor insurance compliance and contract adherenceDocumentation & Project ControlsManage RFIs, submittals, meeting minutes, and project correspondence using Procore or similar management softwareMaintain project logs including RFIs, submittals, change orders, meeting minutes, procurement, and decision logsEnsure all project documentation is maintained in an organized, audit-ready formatIdentify documentation gaps or scope issues that may lead to risk or claimsTrack project performance metrics and support reporting requirementsEnsure all safety related documentations are distributed to subcontractorsSet expectations for safetyPublic / Bond Compliance & ProcurementEnsure compliance with public owner requirements including procurement procedures and reporting standardsSupport bid processes including ITBs, RFQs, and RFPs as requiredMaintain documentation in compliance with public audit and reporting requirementsEnsure subcontractors comply with public project requirements including documentation and reportingQuality Control & Compliance, SafetySupport constructability reviews and preconstruction planning effortsPerform quality control reviews to ensure compliance with plans and specificationsEnsure adherence to permitting, regulatory, and contract requirementsSupport safety program enforcement in coordination with field teamsEnforce safety program and participate in safety reviews as neededProject CloseoutCoordinate final inspections and punch list completionManage project closeout including O&M manuals, warranties, and as-built documentationEnsure all closeout documentation is complete and compliant with contract requirementsManage substantial completion, final acceptance, and warranty coordinationTechnical SkillsOSHA 30 Certification requiredProcore project management software expertiseBluebeam experienceProficiency at Microsoft ProjectsMicrosoft Office Suite proficiency (Excel, Word, Teams)Ability to read and interpret construction drawings and specificationsStrong understanding of construction contracts and documentation workflowsQualifications5+ years of relevant construction experience as a Project Manager or Assistant Project ManagerExperience managing new or renovation of commercial or public-sector construction projectsBachelor's degree in Construction Management, Engineering, or related field preferred but not requiredStrong understanding of contracts, project controls, and estimating fundamentalsProven ability to manage multiple projects and stakeholders in a fast-paced environmentStrong leadership, communication, and problem-solving skillsHigh level of organization and attention to detailExperience with public-sector work (K-12, municipal, government) preferredFamiliarity with CMAR/CSP delivery methods preferredPMP Certification preferred3i offers competitive compensation and benefits packages. 3i stands for Integrity, Innovation and Information.
