Assistant Project Managers are responsible for supporting projects in the Los Angeles metro area. They are expected to maintain an on-site presence to support the Project Manager and Superintendent throughout the lifecycle of the project.Key AccountabilitiesHas a complete understanding of the project scope, budget, and scheduleKeeps the project information and documentation well organized and currentCreates and maintains project procurement log Creates and submits change ordersOwns meeting logistics, agendas, and minutes Manages subcontractor payment applications Partners with the Superintendent to manage Requests for Information (RFIs)Job SummaryThe Assistant Project Manager (APM) works as an essential team member in a fast-paced and ever-changing environment. The APM is the force behind a well-organized project, increasing efficiency and providing a competent image of the company to subcontractors and clients. The APM should have good listening skills, meeting facilitation skills, the ability to build strong relationships, remain open-minded, and solicit performance feedback. The ideal candidate will have an analytical, detail oriented mind with eagerness to learn.ROLE COMPETENCIESProject Information Ownership Procurement and Lighting Tracker Ownership Experience owning Meeting Minutes and tracking action items Own management and organization of project’s Procore and OneDrive instances Identify and resolve omissions and inconsistencies within the project documents by working through the RFI processChange order creation, submittal, and tracking Ensure that digital copies of all construction-related drawings, logs, permits, and contracts are properly created and recorded within project folders Partner with Accounting on invoicing, tracking progress payments, and verifying the accuracy of invoices against work completedExperience with Owner Payment and Subcontractor Payment Applications Track management of daily logs and safety meeting reports from SuperintendentsCreate and maintain a project directory Assist the Superintendent with equipment scheduling, work techniques, and material deliveriesSubcontractor ManagementObtain and document subcontractor insurance certifications, business licenses, submittal schedules, sub-prequalification forms Assist the Project Manager in defining the scope of subcontracted work; assist in replying to all subcontractor inquiries Issue subcontractor agreements as directed by the Project ManagerCoordinate subcontractor work, schedule, and work hoursPerform quality control, shop drawing review, and related support functions Client SatisfactionSupports the Project Manager in building client confidence by exemplifying uttermost professionalism in all situationsIs committed to increasing client satisfactionAssumes responsibility for proactively solving issuesPromptly responds to all communicationsRequirementsEDUCATION & EXPERIENCEMinimum 3 years of experience as Project Engineer, Field Engineer, Assistant Superintendent, and/or Assistant Project Manager Proficient in Procore, Bluebeam, and Microsoft Suite Experience working on complex commercial construction scopesKnowledgeable about the overall process of construction from estimating to close-out Ability to apply basic problem-solving principles to construction challengesFamiliarity with construction quality and health and safety standardsPreferencesBachelor’s degree in construction-related field Portfolio includes working on adaptive reuse commercial construction projects Professional designations (PMP, CMIT, OSHA, etc.)
