Leasing Manager
Job Summary: As a Stabilization Leasing Manager, you will be responsible for leading the leasing efforts of residential properties to achieve stabilized occupancy levels. You will oversee and assist the leasing teams, develop strategic leasing plans, and ensure effective marketing strategies to attract and retain residents.Responsibilities: Providing on-site leasing assistance at understaffed and/or underperforming assets Improve leasing performance of underperforming assets Provide feedback/recommendations. Assist with training and development of the onsite leasing team Provide recommendations on staffing and processes Enforce all policies and procedures Enforce all applicable Fair Housing Procedures and standards Attend industry networking events Assist with pricing and promotional strategies Perform market studies and gather Comp Information Resident relations and events Other administrative tasksWhile Filling In Onsite, This Role Will Be Responsible For The Day-to-day Operation Of Leasing, All Correlating Responsibilities. Responsibilities Will Include But Are Not Limited To: Overseeing and executing all leasing activities Contacting/following up with all leads Recording leasing traffic and prospect communication Scheduling appointments, touring, and leasing apartments Processing/completing applications and filesEnsuring application policies/guidelines are being followed by teamAssist with reviewing applications for approvalConfirming leases are generated with correct rates, concessions, and terms. Organizing resident move-in and preparing the apartmentMonitoring the upcoming move in’sWork with maintenance team to ensure apartments are move in ready. Cooperating with Brokerages per our Broker Policy Training and development of the onsite leasing team Managing digital reputation Overseeing and posting on all social media platforms Enhancing digital brand and improving digital reputation Organizing and assisting with marketing activities Completing competitive market analysis Assisting with pricing recommendations Completing local networking, outreach, and advertising Enhancing brand and property image Building, maintaining, and improving resident relations Assisting with resident requests Enforcing building policies and procedures Organizing and hosting all resident events and appreciation activities. Inspecting Property Walks of priority areas, leasing tour path, and preparing models. Walks of hallways, vacant units and exterior of property Always providing superior customer service to prospects, residents, and guestsQualifications: Proven experience in residential leasing, property management, or real estate sales. Strong leadership skills with the ability to motivate and manage a leasing team effectively. Excellent communication, negotiation, and interpersonal skills. Knowledge of fair housing laws and leasing practices. Proficiency in property management software and Microsoft Office Suite.Additional Requirements: Real estate leasing license or willingness to obtain one, depending on local regulations. Availability to work flexible hours, including weekends and evenings as needed. Ability to travel between properties within the region or portfolio.Physical Requirements: Ability to stand, walk, and conduct property tours; lift and carry up to 25 pounds if necessary. Comfortable working in various weather conditions when conducting outdoor property inspections or tours.
