Residential Project Manager
Purpose of the Job: The Project Manager will be working under the Regional Manager. Provides day to day management, supervision and leadership for the efficient and profitable completion of projects that meet our high quality standards.Essential Primary Functions:Responsible for the productivity, mentorship, and team coaching of construction crews.As the face of the company, you will embody professional excellence by navigating all interactions with clients and the public with unwavering courtesy, tact, and sophisticated discretion.Ability to drive from customer site to customer site with a valid driver’s license.Perform minor and incidental structural repairs to include windows, and doorsResponsible for reviewing and approving completed timesheets according to standard operating procedures, and emailing those timesheets to the appropriate person daily.Responsible for preparing daily status reports; including signing off on completed job tickets, potential problems, next steps etc. , for all jobs that they are assigned.Ensures quality of work from team members.Performs initial quality control inspections, review estimates, and scopes of work for all propertiesManages general contractors' completion of punch listsSupervises general contractors during the construction process, to include labor, materials, workmanship and quality control.Tests all systems and functions of the home to guarantee proper performanceProvides accurate quantities of required materials and labor for all improvements.Other Functions:Assist with loading and unloading work trucksAssist with keeping the job site tidy, organized and safeAssist with customer site job set up and tear downAssist with restocking inventory in work trucksAbility read job scope and identify additional work opportunitiesSupervisory Responsibilities:This position supervises multiple teams of Construction and mitigation specialist.Core Competencies:Interpersonal: The individual focuses on solving conflict, not blaming; listens to others without interrupting; keeps emotions under control.Teamwork: The individual balances team and individual responsibilities, exhibits objectivity and openness to others’ views, contributes to building a positive team spirit and is able to build morale and group commitments to goals and objectives.Planning/Organizing: The individual prioritizes and plans work activities and uses time efficiently.Quality: The individual demonstrates accuracy and thoroughness, looks for ways to improve and promote quality, applies feedback to improve performance, and monitors own work to ensure quality.Quantity: The individual meet productivity standards and completes work in a timely manner.Safety and Security: The individual observes safety and security procedures and uses equipment and materials properlyDependability: The individual is consistently at work and on time, follows instructions, responds to management direction, commits to long hours of work when necessary to reach goals and completes tasks on time or proposes an alternate plane to the appropriate team member.Technology: Must be proficient with the use of a laptop, excel.
