Project Manager – Class A Office & High-Rise TI

Position Overview
Top Los Angeles general contractors with strong Tenant Improvement (TI) practices are seeking experienced Project Managers to lead Class A office, high-rise, and commercial TI projects. This role manages projects from preconstruction turnover through closeout, often in occupied or fast-track environments requiring strong coordination and client communication.
Key Responsibilities
Project Management & Execution
Manage office, high-rise, and commercial TI projects from award through closeout.
Oversee project budgets, cost controls, schedules, and change management.
Review contracts, drawings, and specifications to ensure scope clarity.
Coordinate closely with superintendents to manage phased construction and tenant coordination.
Financial & Contract Management
Prepare and track project cost reports, monthly billings, and forecasts.
Manage change orders, including pricing, negotiation, and documentation.
Track commitments, buyout, and cost-to-complete.
TI-Specific Coordination
Manage projects in occupied buildings with minimal tenant disruption.
Coordinate with building management, property managers, and engineers.
Manage night/weekend work, phased turnovers, and accelerated schedules.
Ensure compliance with high-rise access, logistics, and safety requirements.
Communication & Leadership
Serve as the primary point of contact for clients, landlords, and design teams.
Lead OAC meetings, coordination meetings, and internal project reviews.
Partner with estimating during turnover and assist with pursuit support when needed.
Closeout & Client Satisfaction
Oversee punch list completion, inspections, and rapid TI closeout.
Ensure timely delivery of as-builts, O&M manuals, and final documentation.
Maintain strong client relationships for repeat TI work.
Qualifications
5+ years of experience as a Project Manager for a general contractor, with a strong focus on Class A office, high-rise, and commercial TI projects.
Proven experience managing fast-track, occupied-space TI work.
Strong understanding of interior construction, MEP coordination, and finish trades.
Experience working in Los Angeles high-rise office buildings.
Proficiency in Procore, Bluebeam, MS Project, and Microsoft Office.
Strong communication, organization, and leadership skills.
Pay: $100,000.00 - $160,000.00 per year
