Pre-Development Program Manager

Overview In this role you drive multi-campus development programs from design to construction, shaping campus master plans and capital budgets. You’ll partner with design, construction, procurement, and operations teams to deliver on time, within budget, and to quality standards. You’ll communicate project status to executives and guide strategic decision-making. The position offers exposure to mission-critical data center development and a culture focused on innovation and impact. This is an opportunity to lead pivotal projects that define QTS’s data center real estate leadership. Compensation / Benefitsmedical, dental, vision, life, and disability insurance401(k) retirement plantuition assistancepaid holidayspaid time offvolunteer days ResponsibilitiesOversee multiple campus projects with updated budgets, schedules, and status reportsCreate executive-ready monthly development and project status updatesDevelop a master development program and campus design solution with capital budgetManage entitlement, permitting, and site development plansPrepare scopes of work and participate in procurement and cost estimatesEvaluate pricing proposals for design, construction, and commissioningCoordinate equipment procurement with strategic sourcingCoordinate submittals with site stakeholdersMonitor budgets and track cost-to-date against project budgetsEstablish schedules and lead teams to on-time completionReview change orders and negotiate pricingEstablish site security procedures in collaboration with security teamCollaborate with Sales Engineers and Product teams for custom deal solutionsBuild and maintain stakeholder relationships and represent QTS in OAC meetingsSupport due diligence for new sites and help enhance PM processes Key requirements6+ years in commercial real estate development with CM and Design-Build deliveryAdvanced knowledge of Microsoft Office (PowerPoint, Excel) for executive updates and budgetingWillingness to travel up to 50%Strong communication and presentation skillsStakeholder engagement and relationship-buildingProblem-solving and decision-makingConstruction managementDesign-build and CMAR knowledgeData center infrastructure understanding (power, cooling, network)
