The Controller is responsible for overseeing all financial operations, ensuring accurate financial reporting, compliance with applicable regulations, and the effective management of the association’s funds. This role plays a key part in supporting the management team with financial planning, budgeting, and strategic decision-making.Key ResponsibilitiesFinancial Management & ReportingPrepare and present monthly, quarterly, and annual financial statementsMaintain the general ledger and ensure accuracy of all financial recordsManage accounts payable and receivable, including assessment collectionsReconcile bank accounts and monitor cash flowBudgeting & ForecastingDevelop the annual operating and reserve budgets in collaboration with management and the BoardMonitor budget performance and provide variance analysisAssist with long-term financial planning and reserve study fundingCompliance & AuditsEnsure compliance with federal, state, and local regulations, as well as governing documentsCoordinate annual audits and tax filings with external auditors and CPA firmsMaintain internal controls Reserve Fund ManagementOversee reserve accounts and ensure proper allocation of fundsWork with reserve study specialists to plan for capital improvements and repairsVendor & Contract OversightReview and process vendor contracts and paymentsEnsure proper financial tracking of service agreements and capital projectsQualificationsEducation & ExperienceBachelor’s degree in Accounting, Finance, or related field (required)CPA or CMA designation (preferred)5+ years of accounting leadership experienceSkills & CompetenciesStrong knowledge of GAAP and fund accountingExcellent analytical, organizational, and problem-solving skillsStrong communication skills, with the ability to present financial information to non-financial audiencesHigh level of integrity and attention to detail
