Job Description: Facilities Maintenance ManagerJob Type: Full-timeFLSA Status: ExemptReports To: Director of OperationsPosition SummaryWe are seeking a highly skilled and proactive Facilities Maintenance Manager to lead all aspects of facility and equipment maintenance at our Baltimore industrial laundry plant. This hybrid role blends strategic oversight with hands-on technical expertise, ensuring optimal equipment performance, regulatory compliance, and continuous improvement. The Manager will supervise the maintenance team, drive capital projects, and directly support complex repairs and upgrades to washers, dryers, boilers, conveyors, and building systems.Key ResponsibilitiesTechnical & Operational LeadershipOversee daily maintenance operations across all equipment, systems, and facilitiesPerform advanced troubleshooting and repairs on washers, dryers, conveyors, boilers, HVAC units, and building infrastructureLead and execute preventive and predictive maintenance schedules to reduce downtime and extend asset lifeConduct boiler chemical testing and adjust treatments to meet performance benchmarksExecute welding and fabrication tasks (MIG, TIG, ARC, brazing) as neededMaintain a safe, organized, and fully stocked maintenance workspaceStrategic Planning & Continuous ImprovementDevelop and implement long-term maintenance strategies aligned with reliability, safety, and cost-efficiency goalsLead capital expenditure (CapEx) projects including equipment upgrades and facility improvementsUse KPIs (e.g., MTBF, OEE, uptime) to guide performance improvementsChampion CMMS implementation and digital maintenance practicesApply Lean, Six Sigma, or similar methodologies to drive process optimizationBudgeting & Resource ManagementManage the maintenance department's annual budget, including labor, materials, and capital projectsOversee spare parts inventory to balance cost and availabilityCoordinate major repairs, overhauls, and asset replacementsCollaborate with Production, Engineering, Quality, and Supply Chain teams to align maintenance with operational needsTeam Supervision & DevelopmentAssign tasks, manage scheduling, and oversee daily workflow of maintenance staffProvide hands-on training, mentorship, and technical guidance to junior techniciansConduct performance reviews and foster a culture of safety and continuous learningPartner with Plant Manager on team development and strategic planningCompliance & SafetyEnsure adherence to OSHA, EPA, NFPA, and internal safety protocols including lockout/tagout and hazard communicationSupport audits and inspections with thorough documentation and staff trainingMaintain building systems including lighting, plumbing, drywall, and paintingTools & Technical ProficiencyMicrosoft Office Suite (Excel, Word, Outlook)CMMS (Computerized Maintenance Management Systems)Diagnostic tools, PLCs, and building automation systemsBlueprints, schematics, and technical manualsPerformance MetricsEquipment uptime and reliabilityPreventive maintenance schedule adherenceSafety compliance and incident reductionTeam performance and mentorship effectivenessAccuracy of documentation and work order completionQualificationsRequired5–10 years of industrial maintenance experience, including 3+ years in a leadership roleStrong proficiency in mechanical, electrical, plumbing, and HVAC systemsHands-on experience with boilers, welding, and industrial water chemistryProven ability to manage budgets, inventory, and documentationExcellent problem-solving, communication, and time management skillsPreferredBachelor's degree in Engineering, Facilities Management, or equivalent experienceHVAC and welding certifications3rd Grade Stationary Engineer License (active)Familiarity with predictive maintenance tools and lean principlesLicensing & DevelopmentMaintain active certifications and complete
