COMMUNITY MANAGER (Affordable Housing)
Location: 1212 Larkin & Wildwood Trace Apartments; Elgin, IL Schedule: Monday-Friday, plus weekends/holidays as needed Salary: $58K - $70K, commensurate with experience Benefits: Health, dental, vision, Simple IRA, PTO, life and supplemental insurance, short- and long- term disability, and more. Qualifications: Required:High School diploma or GEDAt least 3 years of experience in multifamily property managementTax Credit Certification (or ability to obtain within 120 days of hire)Proficiency in Microsoft Word and ExcelStrong communication, organizational, and leadership skillsValid driver's license, auto insurance, and reliable transportation Preferred:Bachelor's degree and 5+ years managing staff and property operationsAccredited Residential Manager (ARM) certificationPSH Expertise: Prior experience in Permanent Supportive Housing (PSH) is highly preferred, specifically a demonstrated ability to navigate the unique needs of residents who have experienced homelessness, trauma, or have complex physical and behavioral health needs. We are seeking a highly motivated Community Manager to oversee the day-to-day operations of one or more properties in our regional portfolio. This role is vital to the success and stability of our communities and plays a central part in creating positive, supportive living environments for our residents. You will lead property staff, manage finances, ensure regulatory compliance, oversee maintenance, and foster strong resident relations. Key Responsibilities: Team & LeadershipAssist in hiring, training, and supervising on-site property staffProvide feedback and contribute to performance reviewsEnforce company policies and ensure a professional, respectful work environment Financial OversightCollect and post rent, handle deposits, and manage petty cashApprove invoices and assist with budget creation and variance reportingRecommend rent increases and manage evictions when necessary Provider Partnership:Maintain a high-functioning relationship with on-site service providers to coordinate resident support, manage reasonable accommodation requests, and proactively address lease compliance through a collaborative, mission-driven lens. Regulatory ComplianceEnsure ongoing compliance with a variety of housing programs, including: Section 42, HUD, HOME, Section 811, PBRA, FHLB, and Bond Programs Administrative & LeasingApprove and reject applicants (subject to change)Maintain accurate lease files and property recordsMonitor and improve leasing performance and occupancy ratesAnalyze market trends and coordinate advertising Maintenance OversightEnsure timely response to maintenance requestsConduct unit and site inspectionsCoordinate with vendors and contractorsRespond to emergency situations promptly Resident EngagementServe as a key point of contact for resident concernsSupport lease renewals and resident retentionOversee resident activities and community-building efforts Why Join Full Circle?
