Summary
As a Maintenance Technician I, you will be responsible for providing unparalleled service to our residents by maintaining and improving the overall appearance of the property. Essential Job Functions, Duties, and Responsibilities
Ensure the physical aspects of the apartment meets company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments and performing necessary follow-up
Ensure unoccupied apartments are ready for occupancy by performing various and as-needed repairs, painting, overall apartment cleaning and other miscellaneous activities as necessary or as directed
Assist the property manager or other team members when requested with special projects or requests
Contribute to the achievement of occupancy goals by effectively performing maintenance duties, which promote a quality living experience for residents
Complete maintenance service requests, document the status of each request and ensure that appropriate follow-through occurs
Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc. and install ceiling fans as well as indoor and outdoor light fixtures
Perform plumbing work such as clearing stoppages, replace/repair fittings, faucets, and toilets. Complete minor re-piping including the soldering of copper pipes
Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks
Perform carpentry work, such as repairing/replacing doors, windows, closet bi-fold or sliding doors and building shelves
Repair concrete steps, stoops, patios, fencing, and signage when required
Paint and decorate apartments, hallways, etc., as directed by management
Complete appropriate apartment make ready procedures for move-ins within establish turnover timeframes
Complete daily maintenance of grounds and common areas including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc.
Perform snow and ice removal including snow blowing, shoveling, putting down salt, and using a pick to remove ice build-up on sidewalks and walkways, parking lots and common spaces
Replace unit locks on apartments as necessary and on all recently unoccupied units, outside doors, and outbuildings to ensure security of the community
Contribute to the achievement of financial goals through high productivity and cost awareness, without compromising quality
Responsible for material control and efficient utilization of maintenance equipment
Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and operation manuals, including boilers, hot water heaters, lawn equipment and other vehicles
Keep accurate records regarding preventive maintenance, work orders, and inventories (invoices, service requests, etc.)
Periodically inspect all resident occupied or unoccupied apartments, buildings, and common areas; performing repairs and other duties as necessary or requested
Attend and participate in training seminars as required or requested
Maintain all shop and storage areas in neat, orderly, and working condition
Interact positively with residents to maintain high levels of resident satisfaction
Demonstrate strong professionalism and integrity as a representative of the community
Contribute to cleanliness and curb appeal of the community
Comply with all industry Fair Housing rules and regulations
Operate within OSHA (Occupational Safety and Health Act) standards and company safety policies at all times
Other duties as assigned
Skills and Qualifications
Capable of performing the essential functions of the job, with or without reasonable accommodations
Ability to understand and communicate written and verbal directions
Ability to read and follow instructions on safety information for cleaning supplies
Regular attendance, reliability and punctuality is necessary to meet the needs of applicants, new and current residents, guests and outside vendors during regularly scheduled hours
Ability to work nights and weekends, upon request
Must be able to work overtime as needed
Required to work on an on-call basis
Must be available on the last and first day of the month for turns
Outstanding customer services skills
Well organized with excellent attention to detail
Aptitude to work independently with excellent time management skills
Education and Experience
High School Diploma or GED Equivalent
One (1) year of prior experience in general maintenance or a combination of education and experience
Reliable transportation required
Ability to attend and pass company paid certification courses (e.g.: pool operators, boilers license, EPA certification, etc.)
