Estimator – Foundation Repair & Drainage, Waterproofing & Structural ProjectsProfessional Foundation RepairLocation: Projects throughout Los Angeles, Orange, and San Diego Counties possibly travel to Arizona. Professional Foundation Repair is seeking a highly detail-oriented and organized estimator to prepare accurate bids and estimates for construction projects from Los Angeles to San Diego. The role focuses on plumbing, drainage issues, waterproofing, and structural/foundation repairs. The Estimator will play a key role in reviewing construction plans, performing detailed takeoffs, developing project scopes, preparing pricing disclosures and proposals, and supporting the successful delivery of high-quality estimates. This position requires strong technical knowledge and exceptional communication skills to collaborate with clients, property managers, general contractors, superintendents, and engineers on structural and technical issues. The ideal candidate has hands-on experience in plumbing, drainage systems, waterproofing solutions, and structural repairs, with the proven ability to read plans and complete accurate quantity takeoffs.Key Responsibilities1. Plan Review, Takeoffs & Estimating • Thoroughly review construction plans and site conditions focusing on plumbing, drainage, waterproofing, and structural repair requirements. • Perform accurate quantity takeoffs for materials and labor related to foundation repairs, plumbing systems, drainage solutions, and waterproofing applications. • Develop detailed scopes of work in collaboration with internal teams and subcontractors. • Prepare precise cost estimates, pricing disclosures, proposals, and bid documentation incorporating specialized materials and labor costs.2. Project Scoping & Coordination • Analyze project plans, job walks with existing clients and requirements to identify challenges and opportunities specific to drainage systems, waterproofing integrity, plumbing installations, or structural integrity. • Work closely with internal team and subcontractors to ensure estimates align with technical expertise and project specifications. • Provide technical input and support to project managers during pre-construction planning.3. Change Order Estimating & Technical Support • Identify and estimate potential change orders related to plumbing, drainage, waterproofing, or structural repairs. • Collaborate with engineers on structural issues and ensure estimates comply with design standards and local regulations. • Support resolution of pre-construction technical questions to maintain accurate bids and client satisfaction.4. Communication • Maintain professional and timely communication with clients, property managers, general contractors, superintendents, and engineers. • Present estimates clearly, addressing technical aspects of drainage systems, waterproofing, plumbing, and structural repairs. • Serve as a liaison to clarify complex technical issues during the bidding and pre-construction phases.5. Organizational & Administrative Duties • Maintain detailed records of estimates, takeoffs, budgets, and project documentation using relevant software. • Monitor and update estimating databases for current material and labor costs in foundation repair and related trades. • Identify cost-saving opportunities and value-engineering options. • Implement systems to improve estimating accuracy, efficiency, and workflow across multiple bids.Qualifications and SkillsEducation and Experience• Minimum of 2 years of experience in construction estimating, preferably in foundation repairs, structural repairs, waterproofing, plumbing, or drainage systems.• Proven ability to read and interpret blueprints, plans, and specifications and perform accurate quantity takeoffs.• Experience working with general contractors on commercial or multi-family projects is preferred.• Familiarity with Southern California building codes, permitting processes (Los Angeles, Orange, and San Diego counties), and safety regulations.Technical Skills• Strong knowledge of plumbing systems, drainage/grading solutions, waterproofing applications, and structural/foundation repair methods.• Proficiency with estimating software, plan-reading tools (Bluebeam, PlanSwift, or similar), and Microsoft Office/Excel. Experience with Jobber or project management software is a plus.Soft Skills• Exceptional attention to detail and strong organizational skills.• Excellent verbal and written communication abilities.• Strong analytical and problem-solving skills for technical estimating challenges.• Self-motivated and able to manage multiple bids in a fast-paced environment with competing deadlines.Additional Requirements• Valid driver’s license and reliable transportation for occasional site visits across the Los Angeles to San Diego area.
