This position will be based at our apartment community, Villa Bella, in Euless, TX.Job SummaryThe Maintenance Supervisor is responsible for overseeing all maintenance operations and ensuring the physical integrity, safety, and appearance of the community. This role leads the maintenance team, manages service requests, preventative maintenance, apartment make-readies, and vendor coordination, while maintaining compliance with safety standards, budgets, and company policies. The Maintenance Supervisor plays a key role in delivering timely service and supporting resident satisfaction.Key ResponsibilitiesMaintenance OperationsOversee daily maintenance operations, including service requests, preventative maintenance, and emergency responsePerform and supervise repairs involving HVAC, plumbing, electrical, appliances, carpentry, and general maintenanceEnsure service requests are completed within established timelines and documented accurately in property management softwareParticipate in on-call rotations, including evenings and weekendsTeam Leadership & SupervisionRecruit, train, schedule, and supervise maintenance team membersProvide coaching, performance feedback, and corrective action as neededConduct daily maintenance meetings and participate in weekly on-site meetingsMonitor timekeeping, attendance, and overtime in accordance with company policyPreventative Maintenance & InspectionsDevelop and maintain preventative maintenance schedules for building systems and equipmentConduct routine inspections of buildings, grounds, common areas, and amenitiesOversee maintenance of pools, spas, access gates, landscaping, irrigation, and trash programsIdentify maintenance issues and implement corrective actionsMake-Ready & Unit TurnoverInspect move-outs and determine scope of workSchedule, supervise, and perform apartment make-ready repairsTrack unit readiness and ensure turn timelines and budget standards are metInspect completed units prior to resident move-in and address post–move-in service needsInventory, Vendors & SafetyManage maintenance shop operations, tools, inventory, and warrantiesCoordinate vendors and contractors to ensure quality and cost controlEnforce OSHA, EPA, and company safety policies, including PPE usageMaintain emergency vendor lists and safety documentationResident ServiceProvide responsive, professional service to residentsCommunicate maintenance timelines and updates clearlySupport resident satisfaction and retention initiativesQualificationsExperience & Education2–3 years of hands-on maintenance experience requiredPrior supervisory experience preferredExperience with HVAC, plumbing, electrical, and building systemsHigh school diploma or GED required; Associate’s degree preferred or equivalent experienceCertifications & LicensesEPA, HVAC, CPO, and applicable state or local certifications requiredValid driver’s license and proof of insurance requiredSkills & CompetenciesStrong leadership, communication, and organizational skillsAbility to manage multiple priorities in a fast-paced environmentCustomer-focused mindset with strong problem-solving abilitiesProficiency with maintenance tools and property management software (OneSite, Yardi, or similar preferred)Bilingual (English/Spanish) preferredPhysical & Work RequirementsAbility to lift up to 100 poundsAbility to stand, walk, climb ladders, and perform repetitive tasksWork indoors and outdoors in varying weather conditionsExposure to chemicals, mechanical equipment, and residential environmentsEvening, weekend, on-call, overtime, and occasional travel may be requiredOur Company is an equal Opportunity Employer.
