In this in-office role, you will be at the forefront of identifying, evaluating, and underwriting short-term vacation rental (STR) investment opportunities across key leisure and travel markets. You will work closely with acquisition and asset management teams to build a high-performing STR portfolio by combining rigorous data analysis with deep market insight.This role is an in-office position located in St. Petersburg, FL, and the Real Estate Market Analyst must be able to reliably commute to and work in our St. Petersburg, FL office. Key ResponsibilitiesSource and identify short-term vacation rental acquisition targets through market research, MLS platforms, off-market channels, and STR-focused databases (AirDNA, SummerOS, Rabbu, Mashvisor, etc.)Conduct comprehensive underwriting of STR properties, including revenue projections, occupancy modeling, ADR analysis, operating expense assumptions, and net cash flow forecastingBuild and maintain dynamic financial models in Excel or similar tools to evaluate deal-level returns (ROI, cap rate, cash-on-cash, IRR)Analyze short-term rental regulations, licensing requirements, and HOA restrictions across target markets to assess compliance and operational feasibilityMonitor and report on STR market trends, competitive landscapes, seasonal demand patterns, and emerging vacation rental destinationsPrepare detailed investment memoranda and underwriting packages for internal review and stakeholder presentations Collaborate with the acquisitions team during due diligence, coordinating property inspections, title reviews, and lender requirements Track portfolio performance metrics and benchmark against underwritten projections, delivering actionable insights to asset managementMaintain an organized deal pipeline and CRM database with current market comps, deal status, and key assumptions Stay current on STR platform policies (Airbnb, Vrbo, Booking.com) and their potential impact on revenue assumptionsAdditional duties as needed.Skills & ExperienceBachelor's degree in Finance, Real Estate, Economics, Business, or a related field required2+ years of experience in real estate analysis, investment underwriting, or a closely related field preferred (STR experience strongly preferred)Proficiency in financial modeling and Excel; familiarity with STR analytics platforms such as AirDNA, Mashvisor, or RabbuWorking knowledge of real estate valuation methods, investment return metrics, and underwriting fundamentalsStrong research skills with the ability to synthesize large datasets into clear, actionable conclusionsExcellent written and verbal communication skills, including experience preparing investment memos or presentationsHighly organized with the ability to manage multiple active deals simultaneously in a fast-paced environmentResourceful and able to work independently with initiative and good judgment.Highly adaptable with great attention to detail and takes a proactive approach to problem-solving in a fast-paced environmentYou are a self-starter who can independently meet deadlines in a fast-paced environment.Possess a team-first mentality with an upbeat and optimistic attitude.Physical requirementsAbility to work flexible hours and/or extended hours as needed to accommodate client and project needs as well as team members and projects in multiple time zones. Must be able to reliably commute to and work in our St. Petersburg, FL office. What We OfferAnnual base salary: $68,000Performance-based bonus eligibilityPaid Time Off (PTO): Flexible paid leave for vacation, personal days, and sick time to support work-life balanceEmployee benefits - Voluntary Life, AD&D, Critical Illness, Accident, Medical, Dental, and Vision insurance benefitsChild/Spouse benefits - Voluntary Child Voluntary AD&D, Child Voluntary Life, Spouse Voluntary AD&D, Spouse Voluntary Life also offered
