Position requires individuals to furnish their own reliable transportation to fulfill the job’s functionsDuties & ResponsibilitiesBuild and/or maintain a preventative maintenance program that minimizes emergency repairs and service repairsRecruit, hire, and train maintenance team membersAssist in creating community budget to forecast and maintain operational standards. Monitor ongoing maintenance expenses according to budgetEnsure maintenance supplies and materials are stocked and select/order appropriate materials as neededComplete all service requests within 24 hours, unless the request requires extraordinary parts or laborRead/listen and respond to resident requests and/or concerns in a calm, supportive, and timely mannerPerform on-call emergency service requests when scheduled. When on call, emergency after-hours calls will require an immediate response and arrival at the property no more than an hour after the call is received. Worker must be able to meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs. Total weight consideration includes employee weight, weight of clothing and PPE, weight of tools and supplies carried, and the weight of tools and supplies stored on the ladder
