About the CompanyREO America, a subsidiary of Terra Echelon, is a foreclosure and REO management company servicing assets in multiple states from our headquarters in Boise, ID. Our company has been in business for more than 22 years and in 2009 was included on the Inc5000 list as #18 in real estate. We pride ourselves on operating with a balance of compassion, grace, and professional persistence. We strive to know the local markets better than anyone else to best serve our clients and achieve the best outcomes for all involved. We seek to maximize efficiencies, to achieve the best inventory turnover rates for our clients.   About the PositionThis is a leadership position at the head of our outside vendors and a small team of asset managers who deal directly with the properties. It is the responsibility of the director to manage the foreclosure cases handled by attorneys and hand the properties over to the asset managers when complete. The Director guides the team and vendors to smoothly and efficiently take possessions, assess the properties, create liquidation strategies, coordinate repairs and renovations (we’ve gone so far as to demolish the existing home and build a new one), and liquidate the properties. This person must be a subject matter professional in real estate foreclosure law, construction management, real estate titles, real estate closings, financial analysis, and general project management.  Our Asset Managers are the hub to the wheel of production within our markets, they bring together all the pieces of the wheel to make communication flow through the spoke system and maximize the forward motion of the wheel. They must become masters of the respective markets. No one should know more about their real estate markets than them. They must have the skills to organize and guide attorneys, realtors, and contractors through our processes nearly effortlessly. They must be inquisitive, asking questions to seek out knowledge they don’t yet have, collaborating with and learning from others, and encouraging others to do the same. The Director (this position) must lead them through all of this, developing in them any skills that are lacking, ensuring production, and maximizing returns for clients.    We are an in-person, in-office work environment with an office located in Boise, ID, just south of BSU.Office hours are Monday-Thursday 8:00am-4:30pm and Friday 8:30am-3:30pm.Travel Requirements - The best way to understand a real estate market is to visit it. We anticipate 4-5 trips per year.  Primary Responsibilities of the Department-  Oversee the foreclosure, title clearing, possession, repair/renovation, and liquidation processes of various real property portfolios in multiple markets.-  Maintain good relationships with our vendors (attorneys, contractors, agents, etcetera), pushing for their best performance at reasonable prices.-  Conduct property assessments and valuations, including forecast projections and anticipated outcomes.-  Coordinate direct and indirect (through agents) marketing and sales of properties.-  Conduct performance analysis using KPI metrics and situational analysis.  QualificationsStrong background in Asset Management and Property ManagementSolid understanding of Investments and Finance, including financial analysis and forecastingAdvanced Analytical Skills for data-driven decision-making and problem-solvingProven ability to create and execute effective asset management strategiesExcellent interpersonal and communication skills for collaborating with teams and stakeholdersExperience in foreclosure and REO processes is highly desirableBachelor’s degree in Finance, Real Estate, Business Administration, or related field.
