Project Manager - DesignThe Project Manager - Design will play a pivotal role in leading and coordinating the design phase of Data Center construction projects. This position maintains a primary focus on practice-related services, ensuring the successful delivery of all project management services throughout the design phase, and a secondary focus on internal business operations, including engagement in business development, financial management, and staff development.The Project Manager will be responsible for guiding projects from concept through design, ensuring alignment with client goals, technical requirements, and industry standards. With significant independent responsibility, the Project Manager may oversee entire projects or manage specific portions as determined by the project lead or office manager.Truth. Trust. Together. Delivers projects that meet the client's project goals and outcomes.Design Autodesk Cloud or Procore ManagementFix/manage file structure.Ensure compliance/maintenance by architect/engineer partners.Design Schedule ManagementEnsuring Weekly Updates & Schedule is AccurateDesign Package Tracking, Narratives, Scopes (BB vs TFO)Design AlignmentLessons Learned between buildingsVE ItemsSharing of Information between design partners and buildingsDesign ManagementDesign Assist/EOR/Sub EngagementDevelop Meeting Tracker w/ Subs & GCDriving Design Clarity, Submittals/Shop Drawings to ClosureEnsure Cross-EOR Coordination/Alignment in Design, Etc.Lead MeetingsServe as liaison with clients, assist clients with all project-related decisionsConstruction Administration Management Weekly meeting with A&E partnersSubmittals/RFI's Escalation and involvementSite Visits w/ A&E partners and QA/QC teamMock-Up's/FOK/Etc.Understand Design Inside/Out, BOD, Etc.Serve as a middleman for Project Management/Construction Management to liaison with A&E team.Change Management/PCO Entitlements (Train-Up on Contract and Expectations on Change Management for GC. Be a resource for Cost Management team when there is an RFI or Bulletin that has a cost impact)QA/QC design issuance and narratives. Ensure categories of change are listed at the drawing sheet level.Assist with Customer/Tenant design integration as neededPlan, organize, and direct the project management functions through all phases of a project Preconstruction Closeout:Preconstruction Building the A&E team, design management, schedule management, constructability review, budget development and cost control, contract administration, construction bidding and planning, and permitting strategy and process.Construction - management of the contractor from buyout, procurement, risk management, quality assurance, safety, and overall project execution. Maintain budget and schedule control.Closeout manage the closeout process of the project that meets the project specificationsMaintains and produces cost and status reports that meets the Clients objectivesMay manage and mentor an internal team of project support (Project Engineers and Administrators) or work independently.Contributes to team performance by collaboration and effective communication.Contributes to and understands the clients desired project outcomes, identifies opportunities to add value to accomplish the desired outcomes.Adds to team effort by accomplishing other duties as assigned.The ideal candidate will demonstrate a positive proactive approach to the role and will be committed to delivering customer service excellence.Bachelor's Degree in Construction Management, Architecture or Engineering, related field, or relevant experience.5-10 years' experience in a variety of building types and construction management through all phases of construction.Excellent communicator both verbally and write, practical and logical qualities; good problem-solving skills, strong numeracy, and financial management skills; ability to write clear and precise reports and relate complex information to a diverse range of people; able to inspire and manage diverse teams. Proficient in the Microsoft Office Suite of programs including Microsoft Project.Physical Requirements and Working ConditionsOften work in an Indoor office environment. Equipment used includes computers and standard office machines. Essential physical tasks include: the ability to work on a computer and the ability to answer and speak on a telephone.May work on site location to include ascending or descending ladders, stairs, scaffolding, ramps, poles, and the like, using feet and legs and/or hands and arms. Body agility is emphasized.
