Construction Manager Job Summary: Enabled Energy is a prominent general contractor specializing in retrofitting cutting-edge data centers across United States and Canada. We are dedicated to delivering state-of-the-art infrastructure and services to meet the ever-evolving demands of our clients. As we continue to expand our operations, we are seeking an experienced Construction Manager with a focus on data center retrofits to join our team in the United States. The Construction Manager is a leadership position for the Delivery organization. The Construction Manager may manage specific projects on his/her own but is also responsible for ensuring that the company’s portfolio of projects is coordinated and delivered with high quality, on time, and under budget. The ideal candidate will have a mastery of communication, organization, and service skills. This Construction Manager position is a full-time assignment. The candidate will be expected to spend a majority of his or her time at the customer sites managing construction projects and developing relationships with the local customer teams. Responsibilities: In this role, the essential job functions of the Construction Manager include: 1. Project Coordination Study, evaluate and identify all tasks and risks from bidding to project undertaking, implementation through close out. Determine needed resources (manpower, equipment, and materials) within given budget. Plan all construction operations and schedule to ensure client deadlines/expectations. Design, develop and initiate site-specific safety plan. Obtain licenses and permits as necessary. Properly document all project activities – including work schedule, implementations, deviation, change in subcontractors, customer issues and other related successes and problems, close out documents, etc. Preside over weekly staff and subcontractor meetings to coordinate all project work. Create and track punch list to completion. Ensure adherence to all health and safety standards and report any issues. Complete timecards, expense reports, travel arrangements, etc. and provide on time, as required by Administrative staff. 2. Project Communication Maintain internal communication with Delivery Leader, TS and Development as needed. Complete Raken daily updates (Client facing reports). Participate in all required internal and external meetings per the EE process (e.g internal and external kick off meetings, de brief meetings, etc.). 3. Project Finances Assist Development team to put together pricing for proposals. Prepare cost estimates, analysis and budget for a project. Request purchase orders prior to subcontractor on-site work. Provide Accounting accurate and timely costs to complete for monthly financial reports. Provide required information to Accounting for invoices and billing for individual projects to assure that EE is paid timely in addition to our subcontractors and suppliers. 4. Subcontractor Relations Identify subcontractors for specific projects. Provide subcontractors with specific scope of work/responsibilities – lead all bidding activities (including jobs walks, drawing explanations, etc.). Negotiate with subcontractors. Prepare necessary subcontractor award documents and onboard with Internal PM. Ensure the subcontractor is fully executing and complying with his contracted scope of work. Identify any work out of scope of work and prepare required change orders. 5. Material, Product and Equipment Procurement Coordinate procurement. Coordination or delivery of key materials to projects (e.g. Rosenberg fans). Coordinate logistics of getting all required material to each job site on time and within budget. Coordinate onboarding of all new. 6. Construction Standards and Process Be a champion of the Delivery process. Promote and coach the use of the process for each project and continually implement improvements as needed. Coordinate all changes/improvements to the process with the Process Champion for the company. Supervise the work of laborers and mechanics and give them guidance when needed. Perform quality control duties. 7. Training Assure all subcontractors and vendors working on your project have an understanding of the technical solution and Enabled Energy’s expectations. Meet personal training goals in Safety, Technical, and the EE Way. 8. General Understand Enabled Energy’s Mission Understand Enabled Energy’s technical core solutions, EC Fan & VFD retrofits, Aisle Containment, RCx and Controls. Understand, apply, and advocate the “EE Way”, specifically the concepts outlined in Franklin Covey’s The 5 Choices of Extraordinary Productivity and Extreme Ownership by Jocko Willink and Leif Babin. Attend meetings of other departments on request for general awareness. Travel to oversee, support and advise technicians and subcontractors, as needed (travel up to ~80% throughout a year, i.e. 4 days per week and home on weekends). Support other Construction Managers in scheduling, documentation, communication, and cost management, as requested. Other duties as assigned. Qualifications: Required: Strong project management and supervision skills. Ability to work with multiple discipline projects. Ability to work quickly and efficiently while maintaining quality. Ability to calculate figures, costs, prices, gross margin, and total project amounts. Familiarity with construction/project management software. Familiarity with quality and health and safety standards. Familiarity with rules, regulations, best practices and performance standards. Use of basic hand tools (screwdrivers, wire strippers/cutters, drills, etc.). Use of specialized power tools (saws, nibblers, impact drivers, etc.). Extensive experience running control wire following best practices for dressing wire, stripping and landing wire ends, choosing and using proper conduit, fittings, grommets, etc. Use of electrical meter to verify conductivity and measure voltage, current, power, power factor, etc. Able to use a computer to configure fans, VFDs, etc. and record data is MS Excel, communicate with MS Outlook, edit report documents with MS Word, interact with documentation repository with MS SharePoint, and report time and expense in web-based tools. Understand basic air flow containment and data center curtain and door installations. Comfortable working with both low voltage and line voltage electrical components safely. Ability to read and interpret written information including wiring diagrams, blueprints, construction documents, material submittals, cut sheets, etc. Excellent knowledge of design and visualization software such as AutoCAD. Advanced MS Office skills. Ability to use telephone, written logs, email, computer, mobile phone devices, digital camera. Team player with decision making and leadership abilities. Oral communication skills for group presentations and participate in meetings. Write clearly and informatively; edit work for spelling and grammar. BS/BA in Engineering, Building Science, or Relevant field or equivalent experience. Minimum 7 years of verifiable experience, thorough knowledge of trades and construction management roles. Preferred: 4-year degree in Construction or Engineering plus 10 years of experience; or related field and experience; or 15 years proven experience delivering projects of scale in the Mission Critical industry (more specifically Data Centers). Complex MEP, such as BioPharma, Oil and Gas and large, complex infrastructure experience is highly adaptable to Mission Critical.
