Sr Building Services Tech
DescriptionThe Sr Building Services Technician will utilize advanced skills to perform complex preventive maintenance and corrective repair of building HVAC and plumbing systems and equipment. Working under limited supervision this individual monitors building system operations and performance.The chosen individual will utilize several trade skills such as plumbing, electrical, heating and cooling.Why You’ll Like This RoleComprehensive benefits package including medical, dental, vision, 401(k), and generous paid time offCompany vehicle, including gas card (vehicle and card for business use only)iPhone & iPad, tools/cleaning supplies, uniform, including shoes & and seasonal gear providedPrimary Responsibilities IncludeComplying with all applicable codes, regulations, governmental agency and company directives related to building operations and work safetyInspecting building systems including fire extinguishers, HVAC and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by clientOverseeing and inspecting the work performed by internal colleagues and outside contractors. (Contracted work includes landscaping, snow removal, remodeling, HVAC, plumbers and cleaning.)Performing assigned repairs, emergency and preventive maintenance while completing maintenance and repair records as requiredReviewing assigned work orders and estimating time and materials needed to complete repairOrdering necessary materials and supplies to complete all tasksPerform basic carpentry, furniture assembly and locksmith tasks as neededQualificationsExperience with Variable Air Volume (VAV) systems and building controls Hands-on experience with commercial HVAC and refrigeration equipment, including: Reach-in coolersWalk-in coolers and freezersIce machinesWorking knowledge of plumbing, exhaust, and ventilation systems, along with experience servicing commercial gas-fired and electric kitchen equipment Strong troubleshooting skills in HVAC systems, including electrical controls and building automation systems Minimum of 5 years of hands-on experience in building services or facilities maintenance Ability to read, interpret, and act on instructions in a fast-paced environment Effective written and verbal communication skills, including the ability to prepare routine reports and respond to inquiries from clients, colleagues, and leadership Proficiency with Microsoft Office and general technology tools Ability to meet physical job requirements, including standing, walking, climbing stairs/ladders, and lifting up to 50 lbs. on an occasional basisEducation, Certifications And/or Other Professional CredentialsHigh school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school trainingHVAC License for the State of Rhode IslandRefrigeration License for the State of Rhode IslandUniversal CFC certification, preferredHours and Work ScheduleHours per Week: 40Flexible schedule (6:30 AM – 7:00 PM, Monday–Friday) with occasional weekend hours as neededParticipation in a scheduled on-call rotation for after-hours and weekend supportSome job boards have started using jobseeker-reported data to estimate salary ranges for roles.
