Smart Building IoT Project Manager

Required Skills & Qualifications:5+ years Project Management experience designing and deploying IoT systems for commercial high-rise buildings, with direct exposure to multi-floor (10+ story) retrofitsProject Management experience with interacting with construction trades and business stakeholdersStrong proficiency in IoT and open protocols: MQTT, Zigbee, BACnet, CoAP, Modbus, LONworks, and SNMP for communication including vertical mesh networking and RF signal optimization across concrete/steel floorsExpert-level knowledge of smart sensors (occupancy, temperature, CO2, energy metering) and hardware integration, including edge gateways and modular floor-level deploymentsPractical experience with cloud platforms: AWS IoT or Azure IoT Hub for segmented, reliable edge-to-cloud data flowsDeep expertise in Building Automation Systems (Client/Client) Siemens, Client, Schneider, Trane, Johnson Controls focused on zoned HVAC, energy management, smart lighting, and climate control for targeted floorsExperience with application tools (AutoCAD, Revit) for electrical schematics, OT Network, panel layouts, modelingProven ability to optimize energy management, HVAC demand response, and lighting systems to support NYC Local Law 97 compliance in occupied high-rise settingsExperience with Division 25 standards for Integrated Automation, designed to integrate building systems (HVAC, lighting, security, fire, etc.) for smart buildings. Establish standards for inter-system communication while supporting IoT and data analytics addressing facility management.Experience managing and coordinating partial-floor integrations with legacy central building systems while minimizing tenant disruption
