Sr Property Manager

The Sr Property Manager (“Manager”) will ensure that the property is operated and maintained in a cost-effective, safe and efficient manner as per the operating parameters and standards set forth by the respective client. The Manager is accountable for maintaining the financial budgeting and operational performance of the property and is the primary representative for the day-to-day contact with the tenants. In addition, the Manager will be responsible for maintaining and enhancing tenant and landlord relationships.With the assistance of other staff, the Manager will:1. Perform financial control activities including the development of annual operating budgets, performing monthly budget versus actual analysis and re-forecasting allocations as necessary, 100% rent collection and meeting annual targets.2. Interact and communicate with the tenants on day-to-day property management issues.3. Perform regular site inspections (with pictures and include in monthly operating reports) and effectively manage the preventative and corrective maintenance schedules in collaboration with the engineers and subcontractors currently assigned to the account.4. Manage sub-contractor activities for goods and services including preparation of scopes of work, RFPs, bid analysis, negotiating the best possible terms and rates and preparing contract documents and monitoring sub-contractor performance.5. Manage insurance and legal claims / notices including collection and preparation of appropriate documentation relating to reports, camera footage, written communication, etc. dealing with events, while coordinating efforts with other staff members to effectively communicate and provide support to see a claim / notice to completion. Supervise team members, establishing goals and objectives that will help each team member grow, establishing goals and objectives, preparing performance evaluation for direct reports and communicating the vision for operations and maintenance.6. Monitor service level requests from tenants and ensure that they are within the scope of the leases.7. Review and validate CAM charges and reconciliations. Prepare tenant memos and notifications relating to CAM reconciliation charges and provide backup information to support the reconciliation and to answer any tenant related questions relating to the reconciliation.8. Prepare variance reports, including notes and backup for any variance within the general operating budget.9. Follow procedures outlined in lease agreements for late rent collections and work with Landlord to process legal documents, including demand and default notices as well as process evictions.10. Review and approve the rent roll to verify that the information is correct and accurate.11. Respond to emergencies including after-hours emergencies, equipment failures, and special projects as appropriate to the position.12. Performs other duties, as assigned. Desired Skills and Experience 1. Minimum of Five (5) years’ experience managing office buildings with a thorough knowledge of retail, and office building environment, technical, financial, leasing and administrative functions.2. Experience in managing and motivating functional teams.3. Exceptional leadership qualities including the ability to lead, motivate and coach direct reports and staff.4. Ability to work under limited supervision within tight deadlines in a fast paced environment.5. Highly organized, motivated and success driven.6. Excellent time management skills and the ability to manage conflicting priorities in order to meet deadlines and job requirements.7. Excellent verbal and written communication skills, including effective presentation skills.8. Strong negotiation, analytical and problem solving skills.9. Strong computer skills in Microsoft Word, Excel, PowerPoint, Adobe Acrobat and MRI10. Real estate license required.11.
