Capitol Towers and Villas & Luxury MidrisePosition SummaryAs a Service Technician 2, you are a multi-faceted maintenance professional with proven success providing quality service in a timely manner to our residents and community. Each day, you will both work in vacant apartments and occupied apartments, performing tasks including painting, drywall repairs and executing maintenance repairs requested by the company. In addition, this role is responsible for conducting efficient daily maintenance tasks while increasing the asset value and integrity of your community. You are skilled and efficient and are able to handle complex maintenance repairs on appliances and building systems. A successful Service Technician 2 is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.Primary ResponsibilitiesPrepare all vacant apartments for occupancy including but not limited to: painting, drywall repair, trash out, mechanical, plumbing, and electrical repairsIndependently perform system repairs on electrical, plumbing, hot water heaters, HVAC systems, appliances, etc.Perform detailed work with carpentry, drywall repairs and interior/exterior painting, etc.Distinguish when full-paint or touch-up paint is needed, as well as knowledge and ability to identify correct paint sheen and colorIndependently perform repairs on plank, vinyl and carpet flooringPerform service requests for residents daily and timely with minimum supervision or assistancePerform system repairs on electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etc. with minimum assistancePerform detailed work with carpentry, drywall repairs and interior/exterior painting, etc.Identify and perform preventative maintenance as assignedClean pools as directed, monitor chemical balance, maintain logs as required by city ordinances, when applicablePerform daily grounds maintenance, including trash removal, pet waste disposal, maintaining pet waste stations, sweeping walkways, and snow removal, where applicableParticipate in property improvements and preventive maintenance scheduled tasks, promptlyMust utilize Weidner issued cell phone and specified apps as part of your daily roleMust use personal vehicle to go between properties as assigned during work hoursMust take part in the on-call rotation, as scheduledWilling and able to help any maintenance or service team as neededQualificationsQualifications:3-5 years maintenance experience required3-5 years of painting and drywall repairs requiredHigh degree of mechanical aptitude requiredAble to lift and carry up to 80 pounds/36.3 kilograms, climb ladders and climb multiple flights of stairs at a timeAble to use appliance dolly, push/pull up to 200 pounds/90.7 kilogramsAble to work outdoors in all weather conditionsAble to be on feet constantly for entire work shift, if applicableKnowledge of electrical, plumbing, carpentry, swimming pool maintenance, appliances, building systems, irrigation systems, and HVAC systemsHVAC, CPO, EPA certification desired or required, as directed by regional leadershipIndustry designations, CAMT desiredComplete tasks in a safe and efficient mannerAbility to work in a fast-paced environment with strong motivation to learn & contribute on a daily basisAble to give professional directions clearly in person, over the phone, email, and textExperienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)Yardi and Paycom experience preferred; Willing and able to learn new software programsFollow Weidner’s Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state/province, and federal lawsPrompt, regular attendance; wear company dress code/uniform & maintain professional appearance at all timesWork effectively and cooperatively in a team environment and/or independentlyAbility to work overtime as requestedWilling and able to be assigned to other Weidner properties as neededWorking knowledge of English; detail oriented, well organizedMust agree to a criminal background check and sign an agreement for voluntary drug testingMust have access to personal vehicle and/or reliable transportation, at all timesDriver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
