Maintenance Technician II

Role:
You will work closely with the Maintenance Team and Property Managers, as well as vendors, contractors, tenants, and property owners, to ensure the functioning parts and maintenance of our buildings. Your role is crucial in providing tenants a high quality, safe, and secure rental experience while adding value to a property owner’s asset.
Responsibilities:
Communicates effectively with, and treats all interactions with customers, vendors, tenants, clients, and team members with respect.
Respond to maintenance request work orders from tenants and Property Manager in an efficient, timely and quality manner.
Prepare apartments for move-ins, complete unit turns, and manage full unit renovations.
Troubleshoot maintenance issues via phone, text, email, video, or pictures.
Routinely inspect and diagnose various properties exterior and common areas, including safety hazards and concerns, and identify potential hazards.
Obtain bids from outside vendors, schedule vendor work, and follow up on adequate completion.
Communicate with Maintenance Supervisor, Property Manager, and/or owners regarding maintenance items that may exceed the pre-determined spending threshold identified by property owners.
Collaborate with Property Owners on unit turnover and/or rehab projects to ensure timely delivery within budget.
Collaborate with Maintenance Supervisor and Property Manager on preventative maintenance plans and ensure follow through.
Use technology to receive and update work orders.
Close out work orders and work with Property Manager and Bookkeeper on final billing.
May train and assign Maintenance Technicians to complete work orders to company standards and supervise quality of work.
Ensure compliance with current city codes and enforcement regarding rental units, especially regarding life safety matters.
Educate team members, tenants, and property owners on maintenance issues and prevention techniques.
Help identify new vendors and subcontractors as needed.
Assisting team members with other duties to make sure our company is successful.
Results:
Any tenant, client, vendor, or prospective customer communication (phone, text, email) is responded to within 24 hours (1 business day) of any inquiry.
One visit repair/task completion, including inspections.
All maintenance tasks/repairs billed within 5 business days of completion.
All properties in our portfolio are well maintained and property owners and tenants are satisfied.
All properties in our portfolio are providing property owners with a financial return on their investment, or plans are in place for that to occur.
The Property Management company must drive revenues and control expenses to provide a return on investment for the ownership of the company.
Requirements:
Excellent communication skills
Ability to complete tasks on time
Ability to seek out and adapt to new processes or technology that allows our team to do their jobs more efficiently and effectively.
Ability to make decisions with integrity while under pressure.
Prior experience in property management, maintenance or renovation experience.
Strong understanding of basic maintenance systems: life safety systems, HVAC, plumbing, electrical, repair work, patching/painting, carpentry, elevator, sprinklers, alarms, electronic entries, etc., and ability to trouble shoot systems.
Valid Driver’s License and reliable vehicle.
Basic Tools.
Ability to pass Background Check.
Must be able to work some evenings/weekends
Pay: $28.00 - $32.00 per hour
Expected hours: 40.0 per week
