Position: Commercial Properties Maintenance TechnicianLocation: Tampa, FLEmployment Type: Full-TimeCompensation: $26+Schedule: Monday-Friday, with rotating on-call responsibilities (evenings, weekends, holidays)About the Role:We're looking for a hands-on, solutions-oriented Commercial Properties Maintenance Technician to join our dynamic property management team supporting a portfolio of high-quality commercial properties. You'll take ownership of day-to-day maintenance operations, including commercial HVAC, plumbing, electrical, life safety systems, and more - ensuring our buildings operate smoothly and tenants stay happy.This isn't just a wrench-and-hammer job - we're looking for someone with pride in their craft, attention to detail, and strong communication skills. You'll be the go-to person for repairs and preventative maintenance and will represent our company to tenants, vendors, and visitors with professionalism and a customer-first mindset.What You'll Do:Oversee daily operations and maintenance of building systems, including HVAC, plumbing, electrical, roofing, and moreMonitor and adjust HVAC systems for tenant comfort, perform schedule/program changes, and maintain water chemical treatment programsComplete minor repairs to ceilings, doors, walls, windows, flooring, and other fixturesCoordinate and document preventative maintenance tasks based on manufacturer recommendationsAssist with life safety system inspections and ensure compliance with safety protocolsTrack energy consumption and promote conservation through equipment maintenance and lighting programsMaintain maintenance shop, storage, and mechanical areas in a clean, organized manner; conduct routine building inspectionsMaintain accurate equipment logs and records; ensure compliance with budgetary guidelinesFoster strong tenant relationships by responding to service requests quickly and professionally using ServiceLink or other toolsProvide support during inclement weather events and emergenciesOther related duties as assignedWhat We're Looking For:Experience: 5+ years of experience in commercial building maintenance, including HVAC, electrical, and plumbing systemsLicenses/Certifications: EPA Certification (Type D); valid driver's license; HVAC, electrical, plumbing, or mechanical license preferredTech Savvy: Basic computer proficiency (Excel, Word, Outlook); familiarity with service request systems a plusEducation: High School Diploma or equivalent required; Technical training or certification from a recognized institution preferredSkills: Strong communication and organizational skills; ability to work independently and with a teamBonus Points If You Have:Experience with commercial office buildingsFamiliarity with state/local building codesStrong customer service and tenant communication skillsTraining or certifications in roofing, carpentry, life safety systems, or general constructionPhysical & Work Environment Requirements:Must be comfortable with heights and ladder work, including accessing rooftopsAbility to lift, push, and pull up to 50 lbsCapable of frequent walking, standing, bending, kneeling, crawling, climbing, and using hands for extended periodsExposure to mechanical equipment, outdoor weather conditions, noise, and confined spaces is expectedAscendo is a certified minority owned staffing firm, and we welcome and celebrate diversity.
