Based in Anaheim, CA and with an office in Grand Prairie, TX, Earth Basics is committed to reliable, high-quality results for every project.Role Description:The Estimator is responsible for preparing accurate earthwork and site development estimates with a strong focus on pursuing residential developments and maintaining long-term relationships with home builders. This role plays a key part in both preconstruction and project execution by managing the bidding process, coordinating with project management and field teams, and serving as a primary point of contact for builder clients. The Estimator ensures projects are competitively priced, executed efficiently, and aligned with client expectations to promote repeat business and sustained partnerships. Essential Job Functions & ResponsibilitiesEstimating & Preconstruction (Residential/Community Development Focus):Prepare detailed and competitive bid proposals for residential developers and home builders, ensuring alignment with project budgets, timelines, and profitability goalsDevelop and maintain strong relationships with residential developers, acting as a trusted partner during budgeting, bidding, and preconstruction phasesMonitor plan rooms and builder bid platforms for residential project opportunities, invitations, and addendaAcquire, organize, and distribute plans and bid documents, with an emphasis on subdivision and tract home developmentsReview grading plans, improvement plans, and specifications to fully understand residential site scopes including pads, streets, and utilitiesVisit job sites and future developments to evaluate existing conditions and identify risks that may impact builder schedules or costsPrepare and submit RFIs, coordinating closely with builders, developers, and engineers to clarify scope and maintain timelinesPerform and/or oversee earthwork takeoffs for residential projects, including pad balances, export/import, and site quantitiesSolicit and procure competitive pricing from vendors and subcontractors with consideration for builder schedules and phasing requirementsSupport bid negotiations and value engineering efforts with home builders to help meet target budgetsFoster long-term relationships with builders, developers, and consultants to encourage negotiated work and repeat business Project Management Support (Builder Coordination):Collaborate with project managers and field teams to ensure a smooth handoff from estimating to construction, with clear understanding of builder expectationsAssist in developing project budgets and cost tracking tools tailored to phased residential developmentsPrepare job cost templates and track budgets in alignment with subdivision progress and builder release schedulesCoordinate closely with project engineers and field staff to ensure takeoffs, GPS models, and digital files reflect builder requirementsDistribute construction documents and review scope with field teams, emphasizing lot-by-lot and phase-specific executionMaintain consistent communication with project foremen and builder representatives throughout project durationAttend builder meetings, scheduling calls, and coordination meetings as neededVisit job sites regularly to monitor progress and ensure alignment with builder timelines and quality expectationsServe as a key point of contact for builders during construction to address questions, changes, and ongoing coordination Cost Control & Project Administration:Track and analyze project costs Identify and address cost overruns while proactively communicating impacts to project teams and builder clientsIdentify cost-saving opportunities and value engineering options that benefit both the company and builder partnersUpdate quantities and pricing as scope evolves, particularly across multiple phases or plan revisionsPrepare, submit, and negotiate change orders with builders in a timely and transparent mannerMaintain updated vendor and subcontractor pricing aligned with market conditions and builder expectationsReview and approve invoices related to project costs, ensuring alignment with budgets and contractsCompare estimates against historical residential project data to improve accuracy and competitivenessProvide regular progress updates, including completion percentages and cost status, to internal teams and builder clients Qualifications & Skills:5+ years of estimating experience in earthwork, grading, or site development; residential or tract home experience strongly preferredProven experience working with home builders, developers, or residential construction teamsStrong understanding of residential grading, pad balancing, and subdivision developmentAbility to manage multiple bids and phased projects simultaneously in a fast-paced builder environmentExcellent communication and relationship-building skills with builders, developers, engineers, vendors, and field teamsExperience with estimating and project management software (e.g., Bluebeam, AutoCAD, or similar)Proficiency in Microsoft Office Suite (Excel, Word, project tracking tools)Strong skills in construction document review, cost analysis, and job costingExperience with proposal development, value engineering, and client-facing communicationAbility to support long-term client relationships and contribute to repeat business growthCompensation:Competitive compensation starting at $110,000/annually based on experience, with 100% employer sponsored benefits for employees, 401K, bonus, etc. ADA Compliance Statement:In accordance with the Americans with Disabilities Act (ADA), the Company provides reasonable accommodations to qualified individuals with disabilities.
