This is a hands‐on, people‐facing opportunity for professionals eager to apply their real estate and negotiation expertise on complex, high‐impact projects.As a Consulting Associate, Right‐of‐Way (ROW) Agent based in the Philadelphia, Pennsylvania and Ewing, New Jersey region, you'll be a key contributor to water, wastewater, pipeline, gas, and electric transmission projects that support sustainable development and long‐term community needs. You'll work alongside experienced professionals in a collaborative environment where your judgment, organization, and communication skills directly influence project success.Why This Role Matters?Right‐of‐way acquisition is foundational to infrastructure delivery. In this role, you'll help ensure projects move forward responsibly and efficiently by securing the land rights and approvals required for construction, operation, and maintenance-while maintaining trust and professionalism with landowners and stakeholders.What Your Impact Is:Enable critical infrastructure projects by securing land rights and resolving property issuesBalance project needs with fair, ethical treatment of landownersSupport safe, compliant, and timely project execution across the regionAct as a trusted representative of ERM in the field and with external stakeholdersWhat You'll Bring:Required* High school diploma or equivalent5+ years of Right‐of‐Way (ROW) or related real estate experienceSolid working knowledge of Microsoft Office Suite, Google Earth, ArcGIS, and data management softwareKnowledge of real estate values and accepted real estate appraisal practicesStrong organizational skills with a high level of attention to detailExcellent interpersonal skills and a high degree of professionalismAbility to communicate effectively through oral and written communicationsAbility to meet criteria identified in the Job Demands & Conditions Analysis for Office and Field PositionsAbility to pass a pre‐hire background check and drug screenDriver's License Required: This position requires a valid driver's license and/or the ability to operate a company vehicle due to the nature of job duties, which include frequent travel to various client locations across a large geographical area.This position is not eligible for immigration sponsorship.Preferred* Experience working on water, wastewater, pipeline, gas, and electric transmission projects* Associate's or Bachelor's degree in a related fieldKey Responsibilities:Conduct complex negotiations with landowners (or their designees) for acquisition of property or property rightsSupport the settlement of complex damage claims related to construction‐related property impactsResearch courthouse and other records to determine current property ownership and extent of interestsAdvise on and assist in establishing fair market value ranges for land and land rights acquisitionsReview and manage documentation including rights of entry, damage claims, contracts, easements, licenses, leases, permits, and options to purchaseEnsure compliance with corporate health and safety policiesPerform other duties as assigned or required to support project needsFor the Consulting Associate, Right‐of‐Way (ROW) Agent position, the anticipated annual base pay is $65,600-$81,353 (USD). Actual pay will depend on factors such as education, experience, skills, location, performance, and business needs. In some cases, pay may fall outside this range.
